    Jamboree Shopping Center

You guys know there is a Korean market about 1 mile from Columbus Square right? It's called Freshia, and it's on Red Hill. It's on the small side, but does the job for me. No trips to Garden Grove needed. Of course, once the Hmart opens, I'll probably go there.

    I just might buy

Ipo, yeah, it's capped at 2%. I had a 30 fixed at 6.875% from lennar. Again, since I'm only going to be there 10 years max my worst case scenario is 5.125% for 5 years and 7.125% for 5 years. I would've done the penfed 30year fixed at 5.75%, but I had already locked in my refi on the 5/5...

    I just might buy

NSR, your calcs are biased toward the bear case. Here's my calculation for myself on a similar priced new lennar home in VOC bought in 2007. Price is 975K, downpayment of 225K. Mortgage +4100 (30 year amort, 750K balance, 5/5 arm 5.125%) Prop tax +1500 (includes mello roos) Insurance...

    Refinance questions

I posted this on another thread, but I'll post it again. Penfed.org has the best deal out there. 30 year fixed jumbo for 6% with no closing costs except title insurance and a couple small fees. I recently refinanced a jumbo 750K loan with them and paid $900 total. The only issue with them...

30 Year Fixed vs 10 Year ARM

Ipoplaya, check out penfed.org. 6% 30 year fixed jumbo, no closing costs. My refi there cost me a grand total of $900 for a 750K loan. No one else comes close.

30 Year Fixed vs 10 Year ARM

Grewup, I faced the same decision. I chose the ARM because there is a 75%-90% chance I will be moving in 10 years. In your case, sounds like the likelihood will be much lower. Therefore, if i were in your shoes, I'd choose the more conservative 30 year fixed.

Better broadband options for Irvine? Fios maybe?

Trust - DSL speed depends mainly on distance to the CO. You probably used to live close to one in Costa Mesa and now live further away. Or your line needs repair. I have Cox and I have no complaints. I switched from AT&T DSL and it's much faster and very reliable. It probably helps that...

    BMW

I'll chime in. I used to be a honda fan and thought BMWs were overpriced and overhyped. Have a TL and love the nav. Bought my gf a 328 last year, loved the ride vs the TL and decided I needed my own BMW. Now have an M5 and will probably never purchase another Japanese car. The TL just...

    Villa Rosa open

I agree with flooring ipo. I only went with lennar because i had 75K to burn. My parents recently purchased a new home and they were able to use all the incentive money on the price, so they will be going with outside flooring. They received a quote of around 10k for flooring 1500 sqft...

    Villa Rosa open

Good luck landscaping yourself. It is expensive, but It's alot easier for these guys bc they do it for a living. It could be a nightmare for you unless you have some experience. I'm paying 30k for some basic stuff. If you're paying over a mill for a house, do yourself a favor and get it done...

How far will a name take you?

I went to Stanford and chose it over Cal. I received a full ride at CAL and received 75% financial aid at Stanford due to financial hardship so the decision was easy for me. However, if my children had the same option as your sister, I would pay the $$ and send them to a top school. Simple...

Considering New Home Purchase - Need Advice

Giltee, do not do the jumbo 3/1. You should try be fixed for at least 10 years. What kind of rates are you getting on the 3/1 and 10/1? Take a look at penfed.org and consider the 5/5 arm. This might be a good compromise for you. It's currently at 5.75%. You are fixed at 5.75% for 5 years...

Considering New Home Purchase - Need Advice

hah, no no! Remember, I'm on the Irvine side, so his purchase on the Tusin side shouldn't help me much. I plan to have kids one day, so the Tustin district was a dealbreaker for me. More than anything, I felt like a sales associate for lyon or Lennar when I was typing my response. I know...

Considering New Home Purchase - Need Advice

I agree with everyone that the Ciara house is a no-go. My gf wanted that Ciara house too, but in the end, I made the same decision to take one step down at a much better price. I also think you should go for the VOC over the older westpark homes. I hate the feel of the homes built in...

    Is Tustin Fields getting killed?

"The area that I like specifically is Columbus Grove - Tustin. The area is very spread out, lots of wide sidewalks and trees, cul-de-sacs, and open areas. Madison and Ciara (my target communities as prices fall) both have front porches and good sized lots, its a really lovely neighborhood IMO."...
