What's coming in orchard hills shopping center?

Maybe it's psychological ie if the WTC were called Portola Springs Center than it would seem closer even if in the identical same spot? In any case probably more convenient that the Hidden Canyon folks who have to trek to Albertsons in Quail Hill Center or Turtle Ridge folks who have to trek to...

    Padova at OH

I think appreciation will be good: the TUSD side includes the guard-gated Groves section of OH. Amelia/Trevi and Toll Brothers are building homes with base prices as high as $3M (starting lower I know but goes up from there with lot size, view, etc.). New Home Company has been doing well (slowed...

If it's a FCB then they tend to open their wallets and pay whatever ridiculous amount the landscaping contractor charges. When I've gotten quotes, I can tell some of these guys are like "Oh, you're not just going to overpay the ridiculous amount I'm quoting you?" when I tell them I'm getting...

    Property tax new construction

From what I can tell the property tax goes from July 1 until June 30. You'd owe a tiny smidge from June whatever day you closed until June 30, and then the new tax year from July 1 until next June 30. I think the pro-rated MR is credited to you in escrow by the builder so you make a the full...

Except for the entertainment wall and FP in the CA room it's pretty spartan landscaping. Mostly grass in the backyard.  Probably 75k or less I'm guessing.

I thought when you buy a new build don't you have to sign something to the effect that you will not sell the home for a year or two? I recall signing such a document before in the sales office.  Is this under the jurisdiction of the HOA?

Alta Vista and Bella Vista at Orchard Hills

Oh, Common Goriot, you can sell your LV motor court and move up to Alta Vista, I am sure the gains from LV will more than cover you lunch and starbucks coffee,  See now you can eat the cake and have it too. OH existing home sales are really slow above $2M, competing with the new builds at...

needs to be asked every year...what are the indications for 2017?

Looking back is a natural but futile exercise. If you have the means (ie. down payment and reasonable DTI ratio) as well as a decent time horizon of at least 5-7 years, then it is always a good time to buy. You have a roof over your head and own real estate in one of the most geographically...

I enjoy being far away from major freeways personally, but close enough to access them when needed.  It is much more peaceful and serene without a freeway close by.

You start looking at some upgrades/options funny at the TB design center at you can easily surpass 500k. Then for landscaping easily add 250k bare minimum. As far as Trevi, New Home Co is head and shoulders above TB as far as quality and customer service. I know from experience.

New Listing - Camden Place Plan 1 condo in Tustin (15218 Wesley Way)

The buyer holds all the cards. That is why it is so critical to choose a buyer who loves the home and will actually close the deal. They can change their mind up for 21 days without any penalty for no reason at all, simply on a whim. Definitely go with a buyer who will perform (cash buyer...

How low can we go? 30 yr fixed at 3.75% with no fees...

$1600 is a small price to pay for peace of mind. But if you plan on selling then 5/7 year ARM would be a good choice. If the market dips you might not have enough equity to refi unless you're putting a large down payment. Then again that would mean a weak economy and maybe the fully-indexed rate...

    Irvine boy killed crossing street

Of course cost is an issue. It isn't cheap to pay these folks to be in the hospital 24/7. Trauma services are consolidated at the 4 trauma centers (UCI, Global Chapman, Mission, and CHOC) because of economy of scale and also to ensure that these centers have adequate volume that they can...

Definitely lock and sleep well at night...and the float down is nice to have as well. It's a win/win. I'm fairly conservative though. It also depends on how much WF is charging for your lock. What's your risk tolerance?

    Irvine boy killed crossing street

Check out my reply earlier in the thread. Doesn't have anything to do with state-of-the art or newness...More with staffing, trauma physicians  who are typically surgeons of various specialties being in the hospital 24/7, specialty nursing, etc.

    Back out from purchase agreement

Generally I think it will be tough. Some builders might for extenuating circumstances, such as job loss or death in the family. But if it's just changing your mind then the odds are against you. Unless they are able to find another buyer to take the contract, then it might mitigate their damages...

Agreed, and with small lots and shallow setbacks it can cause backyards to look downright claustrophobic!

Not all hospitals are equipped to handle major blunt or penetrating trauma; in fact most are not. There are staffing requirements regarding having certain physicians in the hospital 24/7 (ER, surgeon, anesthesiologist, etc.) and nurses to tend to these types of life-or-death injuries, as well as...
