contractor walked off job and declared bankruptcy--any legal recourse?

That's awful, so sorry. We are on a pay-as-you-go schedule with our landscape contractor and even so I am always a bit nervous handing over those checks. Some builders like New Home Co. even have landscaping options through them during construction so the landscaping is all done through the...

    Costs of backyard landscaping

Have a professional do it. Of all of the expenditures on a new build, don't cut corners on landscaping. Usually the outdoor space is used frequently in Socal and is a good value when you compare it to other places where you put your hard-earned $ on a new build.

Orchard Hills - Terrazza by Irvine Pacific

Deflation in action: why buy now when the price will be dropped in a few weeks? Kind of like a death-spiral, sad.

    Basketball Shoes

As a biased alum: love the kid, hate the shoe (ugly at any price-point), hate the dad...not necessarily in that order ;)

    Feeling like 2006...

Well done. I'd only quibble that you'd be hard pressed to find people saving 15% of gross for retirement. People would rather raid their retirement allocation/savings to buy real estate. I'm not condoning or criticizing, but I think that's the reality these days.

Attempted Robbery at McDonald's Parking Lot

Both parties can meet at the police station parking lot to conduct the transaction, to make sure everything is above board.

    Parasol Park vs Baker Ranch

I am on my 3rd 'permanent' home. In other words, circumstances and/or preferences change so I believe resale value should always be a part of one's decision to buy a home even if the initial intention is to live in it for the foreseeable future. Both sound like good options, and if you're buying...

Newer Irvine listings with crazy WTF asking prices from equity sellers

'The roof, the roof, the roof is on fire! We don't need no water let the *&%$@*^%!#$% burn...' I'm dating myself but yeah that was the jam back in the day.

    Unique new community question.

Most Irvine buyers want good schools. They tolerate the cookie-cutter feel, small lots, shallow set-backs, no driveways, cramped lots, etc. for the advantages of living in Irvine...not the least of which is the public schools. This home has schools rated 2, 3, and 5, so most Irvine buyers...

Best part of Irvine: If money isn't the issue

Gates were supposed to on Pine Needles and Luminous, just past Serpentine on each street up the hill.

Best part of Irvine: If money isn't the issue

Love Quail but major issues with package theft/property crimes, sadly. The top of the neighborhood (Vicara) was supposed to be guard gated but wasn't done. Some owners are trying to resurrect that idea. For that reason I would go guard-gated: Shady, OH (TB/Trevi), Turtle Ridge, or Laguna Altura.

    North Park House for Sale

I noticed your posting and edit. The TI members are straight-shooters, so you'll definitely get honest opinions which you may or may not find helpful. But of course any property priced right will sell since you only need one buyer. But you sound like an agent/broker, good luck with the listing.

New Construction - 30 days until COE - Fire Lane NO parking WTF!?

Man that's awful?the risks of buying in a new community, which I've done twice. Do you have a driveway? Garage? How close/far are other options for parking? I also wonder if the fire lane is under the jurisdiction of the HOA CC&Rs, because with that you might be stuck. You could lawyer up but...

    Amethyst (PP) vs Tristania/Lantana (CVE)

Gladly. All homes, new or resale, will have things that need to be addressed. Haven't had anything major but they are more than accommodating with every request.  They helped us move some very heavy planters from our old home to our new home without charge. They even helped us vet contractors...

Orchard Hills - Terrazza by Irvine Pacific

The original listing price was more like a Laguna Altura price point per sq ft. Now the market has spoken but the sellers have lost time, resulting in increased carrying costs, and the perception that the listing is undesirable. The market will set the price sooner or later, so probably most...

New construction secured tax bill sent by IP

Check your closing escrow statement. Usually the builder will give a pro-rated credit through escrow for the portion of the bill that they are responsible. Then the full amount is paid by you when you get the bill, but the portion owed by the builder was credited to you through escrow. At least...
