Maricopa in stonegate vs. The Field in Lamber Ranch

I don't believe TIC agents. They're probably just past the halfway mark for Maricopa. It'll be at least next spring before they sell out. Especially with all those other new homes to be built next year.

    New Home Pricing benchmarks

I doubt TIC will charge less for Mendocino than Maricopa. Probably about the same as Maricopa, if not more  >:( But it all depends on what the pricing will be for the homes to be built on the other side of 133, next to Portola Spring. Anyone has any more info on that project?

Where did you find the pricing? If it's true, I'm out.  :'(

    New development near Stonegate?

You mean next to the elementary school?  That's still within Stonegate village.  They are planning to build Mendocino, probably early next year.  Someone already posted a link to proposal submitted by TIC for Mendocino and that shows three floor plans, similar to Maricopa in size.

Garden Hill and Sage in Portola Springs

People at KB are idiots! Just look at Garbage hill Plan 3X If I enter the house from garage, first I have to open the door to get into laundry room, then HAVE TO CLOSE that door (at least partially) to open another door to get out of laundry room.  What about the person behind you?  Then you...

    good bye West Irvine...

Congratulation! What phase are they in?  About halfway done? Now that their sale is hurting due to Landfill Ranch, is TIC willing to give any discount, credit or free upgrade? Maybe I should drop by to see what's going on. If you can, please share with us TIC's option prices.  I want to see how...

    San mateo almost sold out.

Just great Landfill and plume are not enough that now I gotta worry about bursting dam? That crosses out Mendocino. Back to Alderwood w/ plume and powerlines At least I don't have to worry about landfill and bursting dam.

How far away from powerline would you feel comfortable to live?

I was checking out Google map for Alderwood site where William Lyon is planning to build SFRs and noticed that there is high voltage power line running along Sand Canyon.  From my estimation, it's about 1000 ft from power line to Alderwood site.  Would you feel comfortable living this close to...

    Irvine Development Map

Brisk sales at Landfill Ranch will probably slow down the sales pace for Maricopa, at least Plans 2 & 3.  It will take another year to sell out Maricopa, and Mendocino will start in spring of 2013.  But I wonder why TIC is so slow in building Saratoga.  After few more phases for San Marcos, TIC...

    Lambert Ranch in Irvine

2 mile radius will include all of potty springs, landfill ranch, stinkgate, woodbury, and most of planned Great Park housing areas.  Then which new homes in  Irvine can we buy if the areas near landfill, plume contamination and freeways are to be avoided?

    Mendocino and Saragota in Stonegate

If you look at overall layout, I don't think it's possible to build motor court homes around those looped streets.  Plus, TIC should have learned its lesson that San Marcos sized motor court homes don't sell well.

    Lambert Ranch in Irvine

I agree with everyone who complained about parking, refreshment, and etc. Not even a bottle of water on a hot day like today? And portable toilets on over a million dollar housing project site? Good job on pissing people off! On the other hand, I generally liked all the plans, use of arches...
