    Great Park Neighborhoods

So, Great Park will be nothing but a golf course & sports park basically. :( How about a stadium for pro sports team, zoo, science museum, concert hall, performance art center, theme park, college campus, and etc?

    First sale at Stonegate?

Sold @ 1.01 mil Considering that Cortona is selling at 1.20 mil for same exact plan w/ 2nd floor tech room, which adds about 120 sq ft, and the fact that price difference between Maricopa and Cortona used to be about 100K, I would say that this is a bargain, relatively speaking.

    Irvine's 5th High School

Is it just me?  I can't seem to find "O" street in google map. Anyhow I assume it'll be close to balloon ride and wild river. I never had that next to my high school.

    Hot Garage

That will defeat the purpose of weather strip they put on around garage door opening and door. Having said that, ours get very hot, and having insulation doesn't help (I opted for additional insulation which covers garage). What I do though is that I crack open garage door about an inch or two...

Drought tolerant, low maintenance, small tree

My lot size is nowhere close to yours.  W/ 9000 ft lot, TIC will try to fit in three new homes. I don't think I've ever seen Cercis and smoke tree before, but they do look very interesting.  Too bad that they're not on the list of trees I can plant. Strawberry tree is my current choice, if I...

Drought tolerant, low maintenance, small tree

I'm little tired of seeing Crepe myrtles.  It seems like they're everywhere.  Plus, I don't like to clean up flower mess under the tree. But wow that Chinese Pistache looks fantastic. Only problem is that it's little too big for our front yard. Thanks for the suggestion.

    Front yard landscaping included?

For SFR, I think Mendocino is the first one that includes front yard landscape. I'd rather do it on my own than have that ugly front yard landscaping done by IP. That's for condos and apartment, not SFR.

    A/C doesn't get that cold

I have the exactly same problem. It was fixed few months ago, but it's doing again. I think IP contracted AC service guy is hiding major problem intentionally until warranty runs out. Either that the service guy is just stupid idiot.

    Sausalito at Stonegate

Getting back to the subject, thedude111222@ Yup, Sausalito is to be built just north of Maricopa next to Saratoga.  First floor of model homes are up just across from swimming pool.  Sausalito sign is posted if you peek inside.
