    Ouch! Taxes: What to do?

Tenmagnet, I think you're overestimating how "wealthy" a $300k household income is by suggesting the hiring of tax counsel, a CPA, etc. That's a steep expense to incur even at $300k. If you and your wife are W2 earners, there's not too much you can do. What you can do, can easily be...

How much would a Plan 2 rent for? New 3 room 2.5 bath townhomes with attached garages rent for at least $2,500 in this area, no? At 160x rent, $400k looks like an attractive rental parity price for # 1.

Nice, # 1 above is my next door neighbor!

Hey Polarbecca, welcome to the neighborhood. We've been living in a Plan 3 since June 2007 (GREAT timing!). You can definitely seal your own counters. It's easy. Vintage Design did a great job in our place. We did walnut flooring throughout the 2nd floor. The tile lines in the kitchen and baths...

NY Times Article: Alt-A is the Next Wave of Defaults

"I suspect a large number will convert to the new FHA loans. Most for those loans will qualify." Not sure if you're being sarcastic, but here goes. Alt-A simply meant good FICO, but other issues present, and in the last couple years there were many issues present. The reason many if not...

Why do people want houses to appreciate in value when they own?

"...5) You plan on selling and renting or buying another home of higher value in the same market, as long as you can afford the loss of equity 6) To decrease your property taxes..." That was a good breakdown Irvine Allergy Dr. Considering we'd settled on paying a certain amount when we...

First sighting of carnage in Camden Place! The rumor was true. My neighbor moved out of his Plan 3 today. I wonder when the last mortgage payment he made was? We'll see how long it takes the bank to place signs outside the home. I'm interested to see the list price. The only townhomes for sale...

There hasn't been too much attrition yet in Camden Place, but I've "heard" that a neighbor near me is walking away. He probably has an option ARM that is exploding (his phase closed in late 2006). I'm sure we'll see more of it, and then the sales office will be competing with foreclosures.

You use "Tustin" with tone. Columbus Square feels more like Irvine than most parts of inland Irvine. It's certainly closer to the job core (office towers). Once the base is developed (which could take 10 years), it will be a mixed-use area with the District within walking distance...

I'm in the first block of Camden Place (not the latter block of phases), but I'd agree that the majority of residents are young (35 or less) dual income couples (some with very young children and some with no children).

jcaraway, we really didn't want to spend more than 2.5-times our income on a house, especially in a declining market. So our restraint was more of a hedge against the looming bubble-burst. We have at least three immediate neighbors that are multi-generational families. i.e. There's a...

"...did everyone else get theirs for a lot cheaper???" Chi2Cali, we certainly didn't. It sucks, but we knew the risks when we bought a Plan 3 in May. Our housing costs only account for 18% of our income, so we'll be fine. We spent $25K for upgraded tile (entry, kitchen, 2 baths), walnut...

"I know a majority of the people in Camden 1 bought when there weren't many foreclosures, I really think many of them bought with option arms and 100% financing." I thought it was pretty funny when the UAMC reps expected that I'd want an interest-only period at least. They also kept...

"Can anyone accurately break down the actual non-mortgage costs?" Your estimate of a $1,500 yearly ins cost is exaggerated. Remember, Camden Place is a condo complex, so your HOA dues cover insurance for the structure. I own a Plan 3, and for a $50,000 policy covering interior contents...

I like your ideas mraoki1 and I think you're right. There's a reason all of the models for every development face the clubhouse/pool. Do we know if the developers are contributing anything to its upkeep?

I don't understand why VOC can't keep the trees upright. At least a third of the trees are at 45 degree angles after every windstorm. And they leave 'em that way for more than a week.

We paid $189 in Dec and $186 in Jan for Camden Place HOA dues. So, total dues in Jan were $186 + $213.53 = $399.53! Yeah, not cute.

We were billed $97.50 for December and $213.53 for January. There were many "adjustments" on the bill, none identifying the reason for the adjustment.
