It seems that for wood flooring, most people recommend venetian flooring systems or simple floors in orange. Venetian is closed these days as they are outside US for an international project.  They will be back at the end of this month.

Just curious who is the other builder? Pulte has been very aggressive in selling their homes. They had started pre-selling their homes in August.

Taylor morrison has smaller homes compared to whistler residence 3.  Their largest plan 3 (phase 1) was ~334 (I believe it is higher for later phases and they were sold out on the phase 1 even before the opening day) Lennar beachwood residence 3 is $340 per sq ft. Lennar Rosemist residence 2...

Are you talking about different models from William lyon or models from different builders? Any examples?

Has any one on this forum purchased in Whistler or is interested in purchasing?  We purchased a plan 3 and would be interested in exchanging ideas about upgrades etc.

We bought a Plan 3 in William Lyon Whistler, and there was no "toxicity of land" disclosure. I asked them specifically and was told that as it was farming land, there was no problem with fruits and vegetables.

Here is a picture showing all the communities! We went there initially on Friday for presale event and then went back Saturday.  There was a huge crowd on saturday.  Overall it seems that homes are much more reasonably priced (for Irvine). We looked the Sheahomes Sagewood and William Lyon...

Their real VIP event is on 09/27 where they will have a BBQ dinner for the attendees (which are by invitation only) at 6-8 pm. :)

I had asked the agent on their last "meet the builder" event about the solar panels. He said these are now standard on the Birch trail houses.  Either Richmond American has not updated their list or this agent is wrong.

Went to the Pavilion Park today. Construction seems to be going fast and many models are getting close to completion. There is also a board close to the entrance which lists the location of each community.  Updated location map and a few pictures!

Is the Mello Roos for 30 year or longer?

Hovnanian Homes also announced their great park community - Harmony at Pavilion Park.  They will have 45 single-family homes in 3 designs, ranging from 3,362 to 3,722 square feet with as many as 5 bedrooms and 6 bathrooms. http://www.khov.com/Home/CA/122220000/_Properties_AUTH.htm  

Would the great park houses have a higher mello roos tax?

Can any one comment about which school has better teachers?  We are in the NHS area but are thinking about sending our children to IHS.  We feel that quality of teaching is similar at both schools but children who go to NHS are much more into academics.  As more academically oriented children go...
