    Losses Outside of Irvine

I guess it's only a matter of time before we see losses of this magnitude in Irvine. We see losses in Irvine, but it's not typically in a 500K property losing 200K.

    Housewives of Orange County

I'm sure back there in there minds, there's possibility of a new career in hollywood, a book deal, a movie deal, or some other gig besides what they are doing now. I'm sure they are getting paid decent enough to help them spend even more $$.

    Audio geeks: Low-end A/V receiver?

For in wall, Speakercraft, Niles, are decent. If you go up the sound-quality ladder, companies like Triad specialize in inwalls, in-ceiling, etc. Each speaker is enclosed in it's cabinet, rather than the typical open baffle in wall design. I use four in-ceiling Triad surrounds, for the rear...

    Audio geeks: Low-end A/V receiver?

Class-D and other PWM or digital designs will take over when large SMPS (switch-mode) supplies are cheaper than a large toroid transformers. It'll also save on shipping, packaging, and overall weight. Less design considerations due to more efficient amplification, more-efficient = less heat...

Down payment requirements - Lenders wary?

What for? Put more money down to get your DTI in ratio with doc'd income, if not then move more into your wages to get your income up. I can see stated being around, but plan on it having 150-200 basis pt premium to offset some risk.

Loose fridge handle.. any quick fix ideas?

Look where the handle touches the door, look at it sideways and look closely for a screw on each end. If you open the door 90 degrees then you should be able see straight at the screws, if not then screws may be on the other side. Either those are loose or the bolts those screws grab onto...

And the home of the bankrupt. . .

This just shows how irresponsible and out of touch some people are about the economy and markets. Not saying they're stupid, but just not informed. The survey results are in the PDF file in the story. Question 11a asks about how much money they have invested in stocks, mutual funds...

    Costa Mesa Flip That House

Well 675K minus 6% in commissions is right around 635K. And in this market, who's going to be paying asking prices, everybody is going to negotiate to some degree. They will lose whatever $ they put into the property, plus all that carrying costs. I guess Juliette should be crying, instead...

Down payment requirements - Lenders wary?

I think it's hard enough to find people with 20% down payment, let alone 30 or even 40%. I'm guessing that those buyers had less than stellar credit and or could not fully document incomes. If they had 20% down payment, full-doc'd income, and 740+ FICO scores, that they should be able to...

What price would you pay right now for new construction?

What is going to hamper resales in VoC and Portola Springs are the high mello roos. The fixed rates on those mello roos are not going to go down. If you pay $6300 in Mello Roos in Lantana on 1M home, the tax rate ends up around 1.7-1.8%, if the home drops doon to $550K, all of sudden your tax...

    landscaping

Lot of it will depend on what you want to do.. just concrete? stamped concreted, saw cut pattern concrete, slate pavers, connecticut bluestone, brick pavers? There's so many different materials that will determine your final cost. A LOT of landscapers I talked to have really crappy ideas, oh...

first time home buyer needs advice in this market

If you've read any of IR's analysis, two things should be clear, prices are declining and cash will be king. To save $12K in taxes, you'll have pay at least 30K in interest payments. there's still 18K that you still have to payout, not including, HOA's, Property Taxes and CFD's, utilities, and...

General question on predicted percentage drop in RE prices

Keep in mind that new house construction typically takes 6-9 months from when the contract is written. So just because the home is priced at say 1M in 8/2005 purchase, is really more like a 11/04 purchase, closed in August 05. Add in 20% appreciation just during construction and make that...

Villages of Columbus - Columbus Grove - Ciara

JustLooking, I agree, back in June, I thought 1.2M was a fair price, now we're think 1.05M is fair. I doubt William Lyon will drop their prices that far with only one more phase to go plus the models.

Villages of Columbus - Columbus Grove - Ciara

Most 4000sq ft homes in Turtle Ridge are 2.5M+, even factoring in a 50% decline, it'll be 1.25M+. At that point, many FB would be underwater in Turtle Ridge. I notice a lot of properties in TRidge also have nice landscaping. Having gone through 2 start-from scratch landscape builds, it can...

    Portable Basketball Hoops In Street

In my neighborhood, I hardly see any of the portable basketball hoops, none in my street, and the only one I know of is on a cul-de-sac on another street. I'm sure if you complain and write nastigrams to the HOA, they would send letters out to the homeowners. We also have street cleanings...
