    Not having the 20% downpayment

    Just thank the mortgage lenders for not lending your 90+%. Why put 20% down (if you had 20%) when the probability of losing some or all of it is pretty good. Keep saving and soon the 20% you thought you needed will end up more like 30% after prices fall even further.

    Have the owners contact the builder immediately. I'd recommend also getting a second opinion rather than solely relying on the builder's inspector. The homes are new so they should be covered by the warranty. If they'll be selling soon, they'd better get these issues fixed now rather than later.

    IPO, I sort of wish we could do the same. Pulling out equity seems like a smart thing to do. Ya better make Mrs. Ipo happy that this was worth the hassle and inconvenience ;)

    IMO, if you're worried about making both rent and a mortgage, I suggest you delay these plans until you have sufficient cash reserves to not have to worry. Maybe buy the land now and hold off on construction to spread out the cash issues. Otherwise keep renting and start saving.
