    My main concern is not security so much as traffic and hecticness from all the traffic around. So I guess these guarded communities need to be less crowded as well to achieve that.

    I think your 2nd dining area, 2nd living area and 3rd car garage are taken away because lots are small. This way they can have a plan that appears and feels more spacious. I think minimum lot should be 6000 for a SFR.

    I just called Carmel sales office.. older lots were 4200 new ones 5500. Available lots on September 13th or 17th can not remember now!

    I agree .. I do not feel it is "huge" unless it is 8000+ but still the 6000 lost are definitely better than the less than 5000 lots before.

    Interesting Turtle Rock remodel with a WTF price

    I think this place is priced well. It is brand new. Huge lot. Currently new SFR in Irvine are around 350-370/SF in smaller lots for sure.. and this is Turtle Rock at 395/SF. If some one in the market at that price range and they like the style it is probably a good buy :-)
