    Haven't been there yet, but hoping that green space is support by lots and lots of trees.  No one wants to picnic or relax  in an exposed green field.  Lots and lots of trees are critical to this.

    So would you guys chase after people you suspect are renting out a room long term (i.e. rent a room on 1 year lease on downstairs bedroom) ?  IIRC, the terms of all properties is nothing less than the ENTIRE unit can be rented.

    home owners insurance in GP?

    for those interested, in beacon park, HO-6 is already included as part of the community HOA.  Still don't know what real HO-6 rates should run like in the area (online is vague ~400-~1200), so if anyone knows, would be interested so I can see how much of the HOA is allocated to it.

    Agreed.  That would uniquely attract attention in a way that a Golf Course wouldn't - some kind of Huntington Library/Garden + Balboa mix would be perfect. What would a GP Golf Course bring that Orange County already doesn't have with its plethora of Golf Courses?

    not quite 800, I'd still gander low to mid 700s, especially when you consider the new GP offerings. Sterling at Parasol Park is so cheap in comparison because its literally a skip away from the power substation.  Not much is actually in the 600s either, most of the offerings are 700 as well.

    House price appreciation

    I would be surprised that 'look n feel' for two nearly equivalent locations would affect appreciation in Irvine.  They are next to each other, they are both GP, they are built within 1-2 years of each other.  As a whole, I would expect each community to appreciate the same for SFRs and Townhomes.
