Heard it was $1.9m without furniture and $2.1m with furniture.  So let's say $1.6m without the upgrades and landscape.  So phase 1 owners only made $300k in equity?

When I sold homes in the past, the appraiser didn't even take into account the remodeling costs I put into the house.  The comps they pulled were still based off recent sales within 3 months timeframe.  Buyers also use recently sold comps as a baseline without regard to the upgrades.

When the last model homes sell in a new community, do the phase one people get their homes comped the what the model homes sold at?  Assuming similar sized lots. 

Heard Tri Point goes way beyond the one year warranty to make things right.  Buyers told me they come back after three years!  TayMo I have heard bad customer service and really document after one year to not help after the 12 month warranty is up.

Do you need HOA approval to install cameras around the house?? Can they make it take them down if neighbors complain?

What is the Irvine side of OH near the lake called?  Isn't that suppose to be released in the next decade too?  Too many damn homes in Irvine.  The traffic is going to be unbearable in the future.
