Is 9000 sqft going to be enough for you? While that does seem large by irvine standards, these homes have large footprints so you won't have a large backyard on the view lots. You should take a look at the architectural plans to see if the yard will be large enough. The alta vista view lots...

    Lot preference

Was the 200k delta your guess on future view lots based on alta right now? Or were you told that by sales staff? I would bet the view lots will be 200K-500K on the future bella lots depending on size and location. 200k will be lots 184-187 because you will not be much higher than the homes...

Alta Vista and Bella Vista at Orchard Hills

I personally wouldn't touch the Amelia's. I hate how such large homes are packed in like sardines. I also hate how dark the model homes were due to having homes right up against you on every side. However, if your cousin really loves that particular floor plan and she's not too concerned...

Are you trying to decide between buying a large lot bella now and waiting for a view lot in later phases? Or Bella now vs buying an Alta view lot available at the front on the community? I've looked closely at both options and chose to pass on the bella large lots. I really want a view lot...

Irvine School District too Competitive and Backfires?

I think the real answer is, "it depends". Obviously, if you are going into a field like medicine, the undergrad really doesn't matter. MCATS and board scores level the playing field eventually. However, I would argue undergrad is very important for other fields, where networking and being at...

10 Hexham mother-son murder suicide house for sale

Thanks for posting this. I was actually looking forward to going to the open house this weekend. No thanks now. The house that sold for 2.44 had no view, was a bit beat up from renters and was on corner with a lot of traffic and a small yard. Comps In the neighborhood for a view lot are around...

Alta Vista and Bella Vista at Orchard Hills

Models won't be ready till around may. Keep in mind the first phase homes have the worst location by far. Lowest elevation, little views and front of the community, which will see all traffic flow. The homes with city views near the models won't be built until next year.

    Hidden Canyon in Irvine

Visited today. Homesite 200 and 179 cut 200k. Demand for the premium view lots seems solid still. I wish the trevi floor plans were located here. Something seems off about these homes. The toll brothers in Yorba Linda just seem nicer for some reason.

    Columbus Grove Pros & Cons

I've lived on the Tustin side since 2007. I love the neighborhood. Very quiet and the perceived negatives are not an issue. I rarely hear the trains, don't notice the power lines or the noise from jamboree. Maybe I'm just used to it now, but I do live in the center near the clubhouse. The...
