    Based on the competition 1.7 sounds about right. Remember that it's basically 3000sqft single story so I would guess price would be closer to the walnut floor plan.

However, I have to ask the question - why would NHC, who has more "inside" information on demand/issues/pricing history with this particular home/model sell it for such a "deal" and leave money on the table? My gut says it's not as great a deal...

    Look at the last two pictures. Front door straight line out to bifold doors. Maybe there are other "bad" things too. This is the bastard child of OH, which is why nhc is ditching these floor plans and rebranding amelia with a new name.

    It is incorrectly based on the fact that hc has no contingency buyers. Of course, that doesn't mean all buys were cash. You just had to qualify with proof of funds. Toll doesn't care how you get funding once you qualify.

    The structural upgrades are pretty darn expensive. A friend has a reservation at Bella and showed me his upgrade list. This is off the top of my head so may be off a little. Conservatory is 85k Sitting area add to master bedroom is around 45k Toll is definitely charging a premium for upgrades.
