    La Vita at Orchard Hills

Any guesses on closing price? I walked through it during one of the open houses. Thought the upgrades were cheap and ugly. Definitely didn't use a designer. No view from any rooms. Will be shocked if they get near asking.

    4K LED TV Recommendation???

Don't worry. The deal is legit. Fry's has a couple huge loss leaders they run every once in a while that are instore only. I scored a great deal on a Denon receiver that goes for 1500 that fry's marks down to 799 every couple months. It's a pain getting them sometimes because the CSRs are a...

    >$1.5mil market slowing down?

Huh? I said nothing about east grove. Not sure where you got that I was discounting it. You just answered your own question about Messina. They jacked prices on inferior lots - hence the standing inventory.

    >$1.5mil market slowing down?

I disagree. Altair will be competing with the groves. Most high end buyers are pickier and look at all the products available in their price range. Have you compared lots to try to explain the price difference? You can't just look at absolute prices. Must consider lot size of homes released...

    AT&T Fiber vs. Cox Gigablast

Have had att uverse for 9 years and att upgraded fiber for almost a year. Have had two minor outages in that time, but speed and reliability have been great.

    House price appreciation

First of all, I'm not expert on these two communities. However I did look at some Woodbury resales recently and I hated the dated floor plans and style of the homes there. They have not aged well. I believe Woodbury does not have 10 foot ceilings either - but I may be wrong. Liked the floor...

what is a CAT 5E plug?

Can't be hidden canyon. Toll charges 200 per led light :) Are you sure it's 100 lights. I don't think any builder charges 100 for led lights. If it is 100, no brainer getting it from builder. I'd also pass on cat5 for bedrooms. All kids use wireless now and I only use cat5 in my office and tv...

If anyone is interested in buying/leasing a Porsche...

Still horrible. But you can get 9-10% off the lot of remaining 2017 models right now, which makes it a little better. But they still kill you on the money factor. I'm in no rush as well and will probably wait till the 2018s come in. These cars are no longer "hot" and discounts should be easy...

Alta Vista and Bella Vista at Orchard Hills

Sales are about the same. Bella just released smaller phases but if you count sold/reserved, almost identical. Also hard to compare to hidden canyon because Capri released good view lots early while the vistas and Marbella are saving the best for last. Models are scheduled to open in July.

    Dow?

USC is selling naked options on volatility. Definitely not covered  :) You mean sell puts.

To Sell or to Hold (previous house in South County)

I think it depends on how much of your net worth is in real estate vs stocks/bonds/cash. If most of your worth is in your two homes, I would lean toward selling just to be more diversified and liquid. Housing is very illiquid. If there is some sort of crash, good luck selling to raise cash...

Nope. Same lots, but brand new name!

    Unique new community question.

Toll must be completely off your radar. They have done well taking these types of gambles. Just look at hidden canyon. They are basically the only game in town for these types of McMansion homes with larger lots and views in Irvine. In the vistas thread someone posted how much toll paid for...

    Unique new community question.

Hidden canyon last phase all were over 10k and one was half acre. Tons of 10k lots at the vistas. 4.5 million for a home like that in Irvine?? Whole  post seems exaggerated.

Trump Tax Reform and Home Prices

Some guy is right. Just a big tax break for the ultra rich and a big fu to upper middle class in coastal states with big state taxes. For most of us here in Irvine, we get hit with amt because of the property tax and state tax deduction. Remove the deductions and we wouldn't hit amt anyway...

    Strongest seller's market ever!!

I think this is more of an indication of greedy builders building way too many high end/high margin product vs entry level/low margin homes. That is why we have a bifurcated market. High end is slow and low end is hot. It's simply supply and demand. There just aren't that many buyers in the 2-3...

    Hidden Canyon in Irvine

I have a couple theories on why Toll has been so successful in Hidden Canyon and why buyers seem to be favoring it over the older premium neighborhoods like Shady, NC, NB, etc. First, buyers in this price range are very picky. Much more so than the people buying starter homes in Irvine. They...

    New Korean BBQ place

Sorry not the same. What makes Kbbq is eating it right off the grill hot. Good luck doing that with 20 people. With large groups the meat gets cooked, the it cools on a plate. Doesn't taste nearly as good.

Lumiere at Altair Irvine from Lennar (basement, bridge, covered decks)

I think for the most part you can't differentiate quality by builder. Every builder has crews and the quality will depend on the crew and workers. Tht said I bought a Lennar home almost 10 years ago. I know they put their best crew on my home because this was right after the markets crashed...

    Trevi @ Orchard Hills

Listing says 600k. Is that possible?? Looks like basic concrete and grass with some nice trees.
