The first two areas that came to mind were the older parts of Northwood (those that feed into Santiago Hills Elementary) and parts of Westpark (the newer parts that feed into Plaza Vista).

We use Rebecca Higgs at State Farm as well for auto and homes.  Rates are decent, but more importantly we appreciate the customer service.  If I ever needed documentation, answers to specific questions, etc. her team was on it.  I would highly recommend. 

Thanks for the references.  Wasn't clear in my original post...I am the landlord :).  For those who have painted a sectional garage, any pointers for making sure the gaps between the sections don't collect paint and screw up after the paint dries?

I would second Woodbury Place because it offered detached townhomes, 2 car garage, private washer/dryer, nice pool/gym.  Look out for lease specials for particular floor plans etc.  We didn't want to rent either a couple of years ago, but so glad we did while we were waiting for the right home...
