    Lots of things are driving this supply and demand.  One of which are interest rates.  I agree with what OCgasman said about resale inventories.  Heck, these new houses can't stay new for long, right?

    More people travelling to Laguna beach via 133 means more traffic and pollution. It will help businesses but will probably require the city to upkeep/maintain their public areas more often with the increased flow. Plus all those added homes are from the city of Irvine, not Laguna Beach.

    My experience has been that the builder asks that you sign a one-time release. They also require shoes. Once the foundation is up, they ask that you wear a hard hat when going out (they provide it too). Ive never had problems walking out to my site and seeing the progression.

    I dont have the official definiton but I know from personal experience that a detached condo includes: 1. HOA maintains the front yard landscaping and driveway. 2. Zero lot lines are possible instead of the typical distance between neighbors lot line. I'm sure there are others as well.

    Zero lot line = neighbor's home acts as part of the property line (i.e. one wall of your backyard is actually your neighbors house instead of a free standing separation wall. Normally for that side, you can't have plants growing underneath as it might intrude on your neighbor's foundation.
