I thought CA was 17 days though?

Anyone use 5/1 or 7/1 ARMs

PenFed has awesome rates but I heard they do not do new build.  I know they don't do new build condos but I'm not sure SFR though.

Earnest Money in new build home

Does the CA 17 day rule apply to new build homes?  If someone put down a deposit and wanted to back out, would they be entitled to a refund of deposit within the 17 days of signing the purchase contract?

    Laurel at Cypress Village

Expect prices for sure with those lots for IP properties to start at mid to high 800s.  Site premiums could reach low 900s given current pricing today

    Laurel at Cypress Village

Similar to Magnolia/Mulberry homes and pricing?  Or is the a rebranded name for them?

Need help with a decision in Pavillion Park/Great Park

Went straight to make it easier.  You can go through an agent for the commission but make she they are just as aggressive in getting the lot you want as you would be.

Renting a Room North of the 5

Funny, if you read description, the owner will still live there but I assume in one of the other secondary bedrooms.  You could rent a 1 bedroom in the Park or Village for that amount.

Baker Ranch in Lake Forest / Foothill Ranch

Yessir.  I guess Irvine can't have too many Capital Seafoods, Sam Woos, Shabu and Korean owned Japanese places...all we are missing is a Vietnamese owned Kettle Boiled Southern place similar to Oyster Bar in Vegas in Irvine

Where you can buy mid-century furniture online for cheap?

Hey Guys, I know some of you are ballers out there but if I am looking for some mid-century pieces, where can I buy online, other than Design Not Within Reach or places like that. I bought some real pieces used from Craigslist from reputable people but wanted to see if some people knew some...

Need help with a decision in Pavillion Park/Great Park

I believe RoundTree had a couple fallout and should be able to get in there quickly if you really want a home there.  Springhouse, all you have to do is go in there and say you are prequalified and submitted the application and they will let you look at the Site Plan and put down your Top 3. I...

Baker Ranch in Lake Forest / Foothill Ranch

I would expect pricing to be very similar to what Whisler Ridge sold for in Lake Forest, maybe initially a tad bit less but lower 300s sq foot range.  The problem with Lake Forest is liquidity is not as much as Irvine, so make sure you are buying to live there for a while.  The No Mello Roos...

    Saratoga vs roundtree/springhouse

Per the brochure, it can go up 2% per year.  So if you got Plan 1, $4891 in Mello Roos the first year, the max it can go up is $99.62 per year.  A whopping $8.30 per month.  Shouldn't be buying a home in the $900k range if this is a deal breaker for you.

Need help with a decision in Pavillion Park/Great Park

This was for Taylor Mo.  Prequal was pretty easy via email with LO and follow up with "did I need to send anything to make this easier for you?" Is this Lennar?  And did you submit online?  Lennar's national online system is broken and doesn't always connect to the loan officer for the...

Need help with a decision in Pavillion Park/Great Park

If you do it via email, you should PDF all your loan docs and be ready to send via email.  So much faster and correspondence should be very quick. Once you PDF all your loan docs, if you are shopping for a new build home, you would be ready to submit the pre-qualification with any builder...

    Saratoga vs roundtree/springhouse

I would call the loan officer who was supposed to pre-approve you first.  Then you will have to get on the lot list which I heard is very long.  It all depends on which Plan you want. Taylor Morrison does wait lists by Lot number and Plan preference, not wait list.  They do it different than...

Need help with a decision in Pavillion Park/Great Park

48-72 hours. Should be pretty quick if you follow up with the loan officer pre-qualifying you. Price Sheet for RoundTree base pricing not including options or site premiums Plan 1 $789,990 Plan 2 $813,990 Plan 3 $854,990 (has guest suite) Plan 4 $873,990

    Saratoga vs roundtree/springhouse

I think there are some out in TI who have Saratoga properties but for a value standpoint and per sp footage, Pavilion Park properties seem to be better valued than IP output.  Saratoga has a Residence 2 that is 2181 sq footage at mid 800s to higher 800s, you can get that at PP for high 700s...
