    Comparing those two communities is like comparing a loaded BMW 545 series to a Benz C-class.  Ellwood starts high 700s and Laurel starts at 1 mil.  I must be missing something.  Even with Plan 3, that starts at low to mid 800s.  It should be more of the lines of comparing Jasmine with Ellwood.

    It would be a lot harder to upgrade because the size is slightly different and installation.  Also especially with HOAs having to snoop and getting approvals.

    Pricing Info: Plan 1, 2 bd, 2 ba, 1465 sq ft - Low 600s Plan 2, 3 bd, 2.5 ba, 1963 sq ft - Low 700s These are flats so someone will either be below or on top of you.  Some have 10 ft ceilings and some parts of the home have a higher ceiling. Models are nice but very upgraded.

    Looks like new construction in Lake Forest hasn't really moved since 2012.  Similar property that sold almost 1 year ago sold at similar price. http://www.redfin.com/CA/Lake-Forest/6-Poplar-Ct-92630/home/49874572 $797,000 with some upgrades on new construction = $287 with no mello roos.
