Depends on how much you are putting down and your cash flow but for 625k, there are better options that you can do with rentals outside of Irvine.  Bottom floor flat is a tough sell for me.  That would probably fetch $2800 a month which wouldn't come close to covering the mortgage payment...

Exactly.  Price per sq footage is approximately $425.  That is on par with some in Irvine Pacific and more than most at Beacon Park.

This Plan 1 has a driveway and site premium with no one in front.  Very high price per square ft considering comparables in BP.  But I guess a courtyard home in Primrose is $767k!
