    Yes, you have a good point. I have read 70% as well. I am just frugal/cheap, probably more than average. For me 50% would also assume the mortgage is paid off, and kids finished with college and out of the house.

    Maybe you should do a little research. One of my coworkers got paneled on a jury trial (out of state) for a single mom accused of enrollment fraud. I think that is ridiculous but anyone can read the IUSD enrollment forms re penalties for themselves.

    The problem IMO is that the cemetery risk isn't priced into the PS3 new home prices. I agree it's unlikely to happen, but maybe it impacts buyers' willingness to pay full price.

    Tz, if you're looking at newer SFR's then have you looked at Ladera Ranch north of Crown Valley Pkwy? ~1.3% tax rate would lower the DTI from 40%. Sounds like you've done a lot of research already, just throwing it out there.
