Yeah, 3rd floor flex space a lot more practical imho. Can use it for kids play area, home gym, home business, art studio, or other activities that you wouldn't want guests to walk into on the 1st floor.

Plan 2 seems useful for multigenerational family with grandparents on the first floor. Laundry is on 3rd floor, maybe less suited for roommates/tenants. The bedrooms on 3rd floor will also be a lot hotter.

Is the curb in front of 123 a no-parking zone? Even better if random cars can't park in front of your house.

Both are bad. Zillow estimates my home at 650k and Redfin 1.3M.
