turtle rock

Yes, kids from Turtle Rock go to University High, and it is still the "best" high school in Irvine in terms of the metrics GrewUpInIrvine described. However, Northwood High is starting to catch up. Turtle Rock is a nice, quiet area, I had plenty of friends lived in the area and went to...

Forclosures in Irvine - ZIP 92602

Thank you to all who responded to my questions, with special thanks to Graphix, who provided a lot of quality information for me to chew on and clarified my initial confusion. Obviously, I am a housing neophyte - I really appreciate the willingness of people to share their seemingly vast real...

Forclosures in Irvine - ZIP 92602

Continued from above. 3. If this house was sold at an auction, why is it still listed on Ziprealty for $1.975 million? Did the winner try to flip the house to cover the cost of the house and make nearly $875,000? I thought this wasn't possible because they have to pay immediately...

Forclosures in Irvine - ZIP 92602

graphrix, I signed up on the fidelityasap.com site - I saw a house that I was semi-interested in (30 Antique Rose) that is listed as a postponed sale for this coming March 15 at $1,098,247.00. The reason for the postponement is listed as "bankruptcy. " HUH? I originally found the...

Other areas in OC i.e. Yorba Linda, Villa Park

ocprince, I've lived in Irvine for about 23 years - I grew up here and I'm a product of the "highly touted" school system - (elementary, middle, high school) before going off to college. Somehow I find myself back working in the area. Honestly, I have no idea why Irvine is considered the...

    Lowballing Offers

Eval - I second socalhousingbubble's comments. Do your negotiating in person. Lennar straight up lied to my friend (who just bought a house in Westbourne (1+ mill) back in October about the prices of houses that closed then. People were getting steals back then. He asked in person, but they felt...

Other areas in OC i.e. Yorba Linda, Villa Park

I think the main problem of those houses in Yorba Linda is location - it's bordering on the inland "boonies." The main freeways around there are the 91, 57, and 55. If you have to take the 5 for your commute, it won't be a very pleasant experience getting there from one of those freeways...

Why do homebuilders have such high margins?

Hi graphix, I appreciate the well wishes! I think I'll just sit back awhile and monitor the market for the time being. If the market depreciates like 20% in 2007 (not holding my breath), I might get serious again. Either that or my father tells me it's time to buy, damned the price. I spend way...

Why do homebuilders have such high margins?

Looked at Anaheim Hills per your suggestion momopi - wikipedia had an interesting to say about the area - Landslides and wildfires are frequent...

Is there any way prices can appreciate from here?

That is one weird grouping. LA, Riverside, Orange County. The price variance must be high. I wonder what the rankings would look like if OC was considered separately. Maybe in the middle of the pack?

Why do homebuilders have such high margins?

Thanks fk123, there are plenty of huge houses - just none that fall within a reasonable price range now =). E.g. One previous owned house in Tustin that i saw, 2900-ish sq ft, asking is 1.22 million. Um, yeah. I want what they are smoking. In my opinion, the only "bargains" that you can...

Why do homebuilders have such high margins?

Thank you for your sentiments momopi. My parents (well... more my dad) are more looking for a Single Family House - and not just that - a really big one. 3 car garage, 3000-4000+ sq ft., etc, the WHOLE shebang. If it were up to me, I would perhaps consider a townhouse as a temporary...

Why do homebuilders have such high margins?

Wow, a lot of people lacking a sense of humor here. Just messing with you Red - no genuine malice intended. I've lived in Irvine for 23 years - I grew up here. My family was looking to upgrade the house a couple times - in 1995 around the Turtle Rock Area, in 2003 around Quail Hill...

    Lowballing Offers

Geez, I've known people to low ball more than 300K on 1.4 mil new houses recently. LOL. (And the final prices were pretty close to what they were asking for)

Why do homebuilders have such high margins?

Well bigmoneysalsa, Red may be an admirer of Stephen Colbert - to paraphrase - he's "not a fan of facts since facts have a well known liberal bias." He "doesn't think because his brain is untrustworthy - he FEELS the truth from his GUT. " Red's just doing what every true RED...

Villages of Columbus - Columbus Grove - Ciara

Well IIIrvine, Why would anybody buy a million dollar house that is 10ft from another "million" dollar house? The houses with a "view" are the ones "lucky" enough to see the hanger. Most houses in Columbus Grove will have a perfect view of their neighbors' backyards. As I said -...

Villages of Columbus - Columbus Grove - Ciara

I was there 2 days ago (2/6/07) and from what they told me, they were not sold out this current phase - I believe the following below were still on their pricing sheet, plus a couple more lots. They said they had 2 "plan 2" next phase that were "reserved." Whatever the heck that means...
