$1,700 annually w/ no 2% annual increase.  HOA a bit high with 2 total @ $252, but the MR is nothing compared to BP and now Parasol Park (PS2?). I love the modern elevations and floorplans, but there's no way I could stomach a 2k/mo. tax bill. We're perfectly happy with our Trellis Court unit...

Not sure where to get 'em, but these are Poplar doors by Lemieux.  Sales office mentioned they are made/sourced from Kentucky.

Why not add a Kitchenette+ Option?  I'm assuming there is also space for a BBQ grill on the outdoor deck?

CFD 86-1 is deducted from CFD 09-1 due every year, so total MR will not exceed 09-1.  At least for now.

Phase 1 was released 8/27 and is currently estimated to be completed just before Christmas.

I'm happy to update that Mello Roos will actually be only $1,700/yr.  I don't think I've seen any other newer communities with lower MR in Irvine. Also, one thing to note is the other side of Ridge Valley Road will be the proposed ice rink (where the Ducks will practice) & retail center...

ah yes, that would be a potential nuisance.  The other thing I noticed while I was walking through Great Park last night was AmTrak noise as well.  Something to consider for others who are looking in this area.

i really like the floorplan layouts, and it works well with what we have planned for it. Also, the home is centrally located between my office and my wife's office, close to Irvine spectrum, and easy to access all freeways, close proximity to the proposed retail center near BP, close proximity...

The Crossings are supposedly exact copies of Parkview with more sq ft.  One of the walls are moved out a few feet to get that extra space.

Wife and I attended the "Grand Opening" this past weekend.  Checked out the Terraces and Summit model homes as well as inquire about the new planned community "The Crossings" (supposedly a Parkview replica with bigger sq ft homes). I'll upload a few pics off my wife's phone later this evening...
