I'm pretty sure you are allowed to leave it open, as I have already seen many people at Montecito do that, myself included, but I have sent an email to the association just in case and will update when I get a response. :)

I believe the credit would be since he is upgrading, they are giving back what the standard tile would have cost, since the tile was included in the base purchase price.

Yeah, the park thing is the only that that I can think of as well.  But considering the price that M-One has been going for..and who knows how much Build-Out and the models will be...I think M-One buyers bought at the right time.  M-Two is not significantly "more desirable" than the M-One...

Do you have something against the standard Granite?  The standard Granite over at Montecito was nice - you have four colors/choices to choose from...

FYI - You must click "Save A Copy in My Outbox" in order for it to show up in your sent file.  I got confused a couple of times myself because of that.

For a home that doesn't have much upgrades, AND backs to the corner of Main & Harvard, both extremely busy streets, I don't think that $395/sqft can be justified.  Even with the large backyard, you will still have to deal with street noise.  Plus, on top of purchase price, most people will need...

They did not install the buttons at the models at Montecito or Sonoma, but they do come in the completed homes.  However, they ARE installed at the Monterey @ Crampbury East models.

I believe they offer tankless water heaters, but they don't offer the button.

Montecito offers this.  I believe Sonoma and Carmel also offer this.

And they will be starting Montecito II soon...

Montecito doesn't offer a built-in refrigerator.

2150 sqft home on 4500 sqft lot.  I'll take that (still small, for big for Irvine).  TIC, build some of these!

I would prefer a larger lot over more bedrooms, because I prefer to have a bit of a backyard.
