IRVINITEEE is a Lennar Employee

I take it back. I think you are a Realtor. Why would you have a need for past floor plans if you weren't trying to use them for your marketing brochures?

    Thoughts on Avenue one.

dayday: why would you want to pay even $369K for a 600 sq. ft. hole? It is a tiny space, and to buy now is like catching a falling knife, even with a low ball offer. With over $800 billion of ARMs scheduled to reset this year, you will see more condo units flooding the market. I am guessing...

Villages of Columbus - Columbus Grove - Ciara

I was touring the model homes at Lennar's Westbourne and The Gables last weekend when I saw this woman drove around in the neighborhood, stopping in the model offices, handing out her work number or calling afterwards to "reserve" her spot. The salesperson quickly reacted by slapping on a...

Sienna - Yet Another Quail Hill Flop

Yes, you do see a lot of price reductions of late...but as compared to what? $20K reduction of a $1.7MM price home is nothing. With the current market condition and the news recently on New Century and HSBC, you'll be a fool to even pay $1MM. There are homes in Irvine 4,200-4,500 sq. ft...

Red: I think you spoke a little too soon. It may be worth the wait. I am certain you have heard by now about New Century and HSBC. Heads will be rolling (if not already) at these companies, and will be at other subprime lenders...Wells Fargo, Countrywide, WAMU. With $800 billion...

    Quail Hill

Personally, I feel IUSD is overhyped. It isn't that the school system offers more than say...Mission Viejo or other cities in any part of south OC. It is that the student bodies are made up of mostly Asians, who as I've stated earlier, are pressured into this life style. Their life revolves...

    Subprime Loan Defaults

You are not too late. All subprime lenders will be singing to the same tune, namely Option One, ECC, etc. Look into it.

Is there any way prices can appreciate from here?

New Century lost 36% of its value... HSBC, world's third largest bank, reported a $10B bad debt charge from subprime loan defaults...and someone asked if prices can appreciate from here?

Pretty much all of Irvine has been invaded by Asians. If you don't like them, prehaps Newport Coast is more for you. I share your concerns, too, and just like dc5rider, I am myself Asian. They drive 15 mph in a 30 mph zone...annoying to say the least. They don't like to socialize because...

    Stonegate...???

I agreewith oc_fliptrack. While TIC has the monopoly in Irvine, at some point, the principle of substitution comes to play. Mission Viejo, Ladera Ranch, Aliso Viejo, Laguna Beach/ Hills/ Woods/ Niguel among many other OC cities have just as high quality education, family-oriented communities...

    Orchard Hills vs. Portola Springs

2012? Ummm...I'm guessing if things go their way, TIC is timing the market for the next housing boom.

How come Columbus Grove is not listed on irvineranch.com?

Some people buy their homes with an eye towards a certain targeted school, for example, University High is highly desirable. When boundaries are redrawn, the home school may change. I am not aware if the redrawing may affect interdistrict Tustin/ Irvine.

Villages of Columbus - Columbus Square - The Gables

Because of some of the comments on this post, I checked out The Gables. The "hangar's view" right smack in my face is not for me, no matter how nice the homes. IMO. Or, the Tustin school district. Yikes, double whammy.

    Verandas Phase 1 Sold Out

Be forewarned though. How many of those "sold" buttons actually represent done deals? I know HBs are eager to slap those buttons on the board to let the public see the "urgency" in buying NOW when all that they may have is someone showing "interest". Remember those days when they tell you to...

    Sales Techniques and One-Liners

Uhh...it is more like a sarcastic remark straight from the horse's mouth. Why is she in sales? For me, buying a house with "hangar's view" is a compromise to higher home prices, say...Quail Hill, or Woodbury. Typical of realtors to comment about an old beat up property as ..."opportunity to...

Woodbury - Mille Fleurs by Standard pacific

Personally don't like the floor plans which shouldn't matter to you since it is subjective...or the lack of incentives...or the lack of price concessions since they are near close out. However, Woodbury is a nice family community with easy access to the freeways, shopping centers. Have you...
