Dr. Toki at Woodbridge Optometry was great with my daughter (also 2nd grade).  They are on Barranca in the same parking lot as the old Waters Restaurant.

Visited these on Sunday.  We walked into the Plan 3 and thought it was the smallest (Plan 1) model.  The downstairs feel very small--  it must be because of the "full driveways" that they advertise.  Overheard the agent tell another couple that if they pre-qualified today-  they would probably...

We saw these on Sunday,  thought the decor in the models was so bad that it bordered on distracting.

We visited these on Sunday-  I thought they were the best floorplans we had seen in awhile.  The lots range from 5000-7000 sq ft.  The plan 1 was on a 6100 sq ft lot and the backyard was really spacious (relatively speaking LOL).

Restoration Hardware has a great selection of solid color drapes.  They have several lengths available also. 

If you are painting it-  you'll get better results if you have your painter spray it rather than using a brush.  They will need to mask off the area-- but the results are worth it.

Because I love all that annoying granular data stuff and my real world friends don't quite share the same interest level!

What about Santa?

I have heard of people listing their home with the contigency that they find another home to buy.  I wonder if this is true in Irvine/ OC?

So is there a "sweet spot price" these days on resale homes?  What price range garners the most offers in Irvine,  like 10+ offers compared to 2-3?

What about adding a picture of the toilet inside the house.  I am always amazed when I see these in the Irvine listings.  Perhaps the toilet is the best the house has to offer?

Most opt for a major remodel (leave one wall) vs. total tear down.  I remember there was an empty lot for sale a few years ago in TR due to a house fire,  but don't recall anyone scrapping off the old structure completely and starting fresh.

I would rather not name the school- but will say that it is one of the newer schools built in the last 10 years.
