    I saw plans for the area that will branch off Settlers down closer to the 261 had a pool/park. Unfortunately, I don't have a copy, but some goggle-fu masters here may be able to turn something up.

    Nice.  For me, it's not a Goldilocks situation, it's the stronger the HOA, the better. Since I'm not hanging my laundry from balconies, trying to raise livestock or refusing to maintain my home, I've never had an HOA problem. Good HOAs make good neighbors.

    No response to that comment?  Where you at Qwerty?  Which neighborhood do you live in that doesn't have an HOA? Having lived in a community with a weak HOA, I can't imagine what it would be like entirely without one.

    I think you can find some of the older communities, like West Irvine, without HOAs. Most newer/more desirable communities have HOAs though-- you need something to keep the FCBs in line.

    Fair point.  The agent probably assumed the buyers' agent would abide by the MLS instructions. It's hard to envision all the ways FCBs will be rude and provide the right instruction for each instance. But this seems to happen enough now, that the seller's agent could have given a heads-up.

    The point is that it's not the agent or OP's fault.  This is just what FCB do no matter what the MLS instructions say.

    I think it may be sarcastic.  I went to one of his open houses and he just stared me down. Thought it might be an off day for him, maybe he was tired of dealing with lookie-loos. But I mentioned it to some other people in the area and I was suprised that a lot of them had similar experiences.

    This is how FCB roll.  They don't follow the "rules" when it comes to business, negotiations, and contracts. And I dont think your agent should have to teleport himself whenever an FCB disregards the MLS instructions and shows up at your doorstep. But if you sell to FCB be ready for more...

    Yeah, that looks like common area. I don't know how you include that without jeopardizing your license. Well the same realtor also has the listing of 27 Calistoga.  I would be surprised if the listed sq footage of the house is correct. I know and i've seen others that seemed questionable...
