Have Irvine real estate values peaked?

You're right, I misspoke, however, they did cut 600 of the 2700 jobs. . . . most companies tend to migrate overtime as leases roll and they "realign" their operations.

Have Irvine real estate values peaked?

Over long periods of time, RE prices should correlate with incomes.  Coastal markets do better given land scarcity and NIMBY/permitting issues.  OC wage gains are fairly good and appears more balanced than 2005 (mortgage etc). Agree with USC, would add that what would worry me is Irvine lost...

Have Irvine real estate values peaked?

They're definitely high.  I bought in BP. Need to live somewhere and kids are popping out. Felt overpaid by at least 50-75 per ft. Not many places that I could get the Floorplan and lot size we wanted without large renovation so just ate it

Ellwood by Richmond American at Beacon Park

It was generally well done. Chose different due to lot size but commented to wife that the actual house would've fulfilled most needs/wants. Unsure how much more construction costs are but 10 ft ceilings would've been a want more than need.

Beacon Park Ellwood or Tustin Legacy Greenwood or wait for Eastwood?

another factor is if you intend to use Irvine schools.

Ellwood by Richmond American at Beacon Park

RE rates: think you can view several ways, with one being that high priced homes will be impacted the most.  Unsure if 800-900k homes will fall into category given land costs in orange county, lack of future supply (by multiple parties, Bren controls most of it).  So assuming you have a stable...

Ellwood by Richmond American at Beacon Park

love ellwood, I purchased in BP, but had very tough time justifying purchase price compared to ellwood, didn't vote with feet given desire for lot size and non zero lot line.  IF I could've stuck the Nathaniel on my current lot, it would've been worth thinking about.

Beacon Park Vs Stone Gate. Which is worth the buck?

Location: What do you prefer, drive through PP (BP will look similar) and drive through Stonegate.  Both have their adv/dis.  BP will have good access to open space (though does include Veterans cemetery). Then factor in proximity to dump, plume, accessibility etc.  BP will have less apartments...

    Piedmont at Eastwood

I grew up in the Northwood community adjacent to Eastwood.  It has nice trails that go through communities, greenbelts and such; heard they will be connected to Eastwood (nice position to straddle JOST and these trails).  Santiago Hills Elementary is a nice spot, though unsure if Eastwood would...

    Juniper by Pulte (Beacon Park)

Could be wrong, but pretty sure PP and BP at certain price points have larger and some cases much lot sizes for equivalent usable sq ft than TIC.

Silvermist by K.Hovnanian Homes at Beacon Park

Would agree on sub 900k homes, not sure someone spending 1mm+ is going to do something that they're not in love with.

Silvermist by K.Hovnanian Homes at Beacon Park

Wife and I have purchase agreement in Beacon that we signed in late August, our lot doesn't show as sold, so unsure on what the lag is like to post as sold, if builder needs certain benchmarks (ie. loan, deposits etc).  Not sure what I'd consider good sales for 1.5mm houses, 4 (announced) in a...

Wife and I have been interested in Oakmont and Juniper, however, we're waiting for the larger lots which are later phases.  So would concur, self fulfilling.

any input on keeping rental or selling, buying another?

I'm not trying to inflame. Just spit balling. why buy anything or keep anything as a investment if you could sell it for what it's worth. Isn't the whole point of a investment to purchase something at 50% of what it's worth and wait for everyone else to figure it out? . I was assuming some...

any input on keeping rental or selling, buying another?

RE: NAV.  Capital allocation, diverting capital towards the best risk adjusted returns right?  Well depends on how you're calculating NAV, DCF, have tough zoning laws, no brownfield competition, and replacement costs are probably the most relevant for RE.  So the thought being to find value...

any input on keeping rental or selling, buying another?

given transaction costs, assuming 95% occupancy, unless you have a portfolio of say 6+ properties, would be difficult to say that your expected returns would be higher in OC rentals vs. publically traded REIT's.  Assuming they have enough density and scale in a geography, they'll get wholesale...

Don't think there is going to be a second pool (unless of course you consider Pavilion Park the second pool and the subsequent 5 Points Neighborhoods as ancillary pools).

How much of the price change has to do with larger lots, cds lots, and view lots?
