    Phase 1 or bust?

    Agree with previous post regarding lot size adjustments as well as location (ie. CDS).  Wife and I purchased in phase 3, wanted north facing front door and neighbors behind have large lots as well (not true in later phases so wouldn't be surprised to see later phase go for lower prices.)

    Moving to Irvine! Help!

    Zoning to HS change all the time (usually as demographics and school enrollments change), however, the closer you are to the school, the less likely they will zone you to a different school.  So would probably rule out most houses that are in between 2 HS.

    Previously had Brookfield home, it was a very good experience.  Sales staff usually moves from developer to developer, but customer service post close of escrow was attentive and responded quickly.

    Silvermist by K.Hovnanian Homes at Beacon Park

    I recall that they were having trouble selling Citrine and Jade's.  Added a several structural options on Jade at $60-80/ft for a breakfast nook and extra bedroom above dining room (which got rid of 18ft? maybe 20ft, well very high ceilings).    Had heard that they were discontinuing Citrine.

    Unsure on RE portion.  But for FINRA and SEC purposes, it's irrelevant if you are getting compensated.  You first need to furnish a subject a form ADV prior to giving investment advice.

    Probably falls under too far.  Baker Ranch.  No MR.  Should have a lot of attributes you like.  No kids, one less reason to NEED to live in Irvine.  Tustin Legacy.  No MR, apx $50-125 less per foot.

    Single level-there are a couple that I think are actually better, but in Woodbury East (no adjacent school).  Monterey has a 2 bedroom 2.5 bath single level with vaulted ceilings.  Pretty sure there was another 2 bedroom in Woodbury East which tends to be priced at 350-375/ft.  I love it in...

    "nobody"-references both. . . . would add that those opinions may have been skewed due to sports. . . ie, Northwood wouldn't have Varsity teams for a couple of years.

    Depending on after transaction costs gain on sale. Assuming you have lived there for several years, makes sense to factor in no capital gains tax. Have a year or so to decide. But wouldn't overlook.

    RE: Landscaping I actually really prefer the desert landscaping, black walls and all.  My wife totally DISAGREES.  She loves the Irvine Co. "stuff with color."

    No offense to any sales agents because there are a ton of good ones.  That being said, given the turnover at sales offices, selling multiple communities etc, local buyers tend to know more than the sales agents.

    Sounds reasonable, not exactly familiar with traffic flow for area (ie. elementary school, PS thru, Toll road traffic, Irvine Blvd) but the prices seem reasonable, get your own driveway, nice piazza court for kids to play in, yards are fine.  Wife and I liked them, at this point much more so...

    If you are at home a lot while it is generating it makes more sense.  Generating power during day when not at home relies on being able to sell into the grid at retail.

    Would generally agree with comment, but its single story.  So not necessarily apples:apples
