    Agree with last couple of posts. Would throw in "how big a factor" is location of school for you and your family. Cve is significantly further from its k-12 than legado. Not going to get into differences in school, see other posts, but it was something that came into play for my family.

    Silvermist-Amber apx 2796 ft, apx 7.5k sq/ft lots, 12 ft ceilings.  . . . base 1.4mm, Rosemont-Lotus apx 1950ft, apx 6k sq ft lots, 12 ft celings. . base 975k haven't looked at Eastwood in awhile, but remember it being 600/ft?  might be wrong, but recall when capitalizing and adjusting for BP...

    On higher priced homes, might be a bit more complicated,  agree in theory and it will have price impact,  however higher priced homes tend to have lower ltv levels if any mortgage at all.

    Teak vs eucalyptus outdoor wood furniture

    Have both teak and eucalyptus.  Teak for sure is nicer, make sure you get teak from the heart or center of the tree. Lots more oil. Think they're both good, nothing lasts forever, but teak set is much nicer after several years of sun.

    Agree with JumpinJacks, demo cost on tile is expensive, carpet is cheap.  Seems logical that generally builder prices just above all in costs.

    I think it depends on the view. Im assuming only some have views and some are blocked?  Think dining would be cool for the ones with views on third floor. Prefer current setup of there isn't a view.

    another strategy which may or not be for most.  we move into bp in jan.  Have a 1 year old, so we wanted it to be kid friendly, so basically did fake grass for 80% of the yard with the thought being that as the kids get older, play in the backyard less, we can change the yard as their usage...

    3x value of house comment:  would probably look more at replacement costs (150-200/ft; land costs is usually larger component).  Most homes 2.5k ft have insured values of 500k, though may be "worth 1mm."  Could make argument that if SoCal gets hit, construction costs will rocket and may cost...

    groceries: East side of District next (other side of Irvine Blvd) is supposed to have retail (would imagine groceries).  May be a few years out though
