Redfin experimenting with buying homes as-is in SoCal

Did anyone click on the Opendoor link?  Don't understand why a bunch of wrong messages about how it is a promise to buy, same as MBS, etc.  Redfin is buying the house outright.  Not a promise, not a way to get listings, a simple and straight up purchase.  Look at Opendoor and that is what they...

Baker Ranch in Lake Forest / Foothill Ranch

Majority of people spend the $$$ on the side facing the lake.  Its an entirely different experience seeing the houses from a boat.  Its all dock appeal and not curb appeal.

Better Location for Resale in Irvine

Why Eastwood?  I think Pavilion Park has the most potential once Great Park is fully built out.  It is on clean land, has the connectivity to Great Park but feels more private.

Redfin experimenting with buying homes as-is in SoCal

Sounds like they want to bring Opendoor to California.  https://www.opendoor.com/how-it-works It is basically carmax for houses and makes sense in markets that are pretty consistent.  Not sure how it will do in California where the prices go up way to fast and come down hard during a recession.

Baker Ranch in Lake Forest / Foothill Ranch

I struggle with Baker Ranch pricing.  Within Lake Forest, you have Lake Forest Keys which is closer to Spectrum than most of Irvine and you get way more for your money than you get in Baker Ranch.  Imagine 5-10 minutes from Spectrum and a lake and boat.  Its mainly older people but that is...

OK Home Sellers... which buyer concession is more important than others?

Also, MLS rules dictate that status has to change within 72 hours.  Seeing a house go from Active to Pending and then back makes you wonder why the first buyer backed out.  Sellers prefer not having to go back and forth.  As a seller, I will accept your offer with contingencies if you remove...

OK Home Sellers... which buyer concession is more important than others?

Is this about primary, rental investment, or flip investment?  My selling strategies on all 3 are very different. For primary, having never sold our primary, I imagine rent back will be important to provide time for the next house to be ready. For investments whether rental or flip, removing...

US new home sales drop for second straight month

Doesn't matter where they go.  Last year this time, there were more sellers than there are today.  They figured on moving somewhere last year but the sentiment has changed.  USCTrojanCPA made some good points as to why the sentiment has changed. The big question is what does this do to pricing...

Mortgage interest Rates october to november

SGIP, as usual very valuable feedback.  I would add that buyers keep the account that has their down with minimal transactions to avoid having to source and explain all sorts of deposits.  In addition, your checking account should really only show your salary deposits and nothing else.  Our main...

    Renting out nextgen unit

renter1 - please clarify what you are looking to learn and accomplish.  Based on other thread, it sounds like you are still having problems living in this house and trying to figure a way out of your lease.  If that is correct, then we can give ideas there but this thread makes it sound like you...

    Renting out nextgen unit

    Renting out nextgen unit

First from a lease point of view, as long as you disclose everything to the tenants, then it is fine.  Basically tenants need to know that its an attached unit with only that hallway door separating you and not a wall.  Door means increased sound transferring and potential for tenants to hear...

    Escalation Clauses: A Little-Known Bidding-War Strategy

Why not? You are right that it can be a fake offer but that is why you have a limit.  In theory, the limit is what you are ready to offer and your hope is that you get it for less than that which is what has happened for me.

I dont understand why you remove old posts at all.  Why take the time to post them and then remove them?  You add value to the discussion and it is hard to follow and broken when you remove your posts.

Irvine home values up 36% in 5 years: How?s that rank nationally?

In Woodbury, houses definitely dropped by 30%+ from the peak.  Example:https://www.redfin.com/CA/Irvine/20-Bungalow-92620/home/5950553 Builder sold for $1,057K (without landscaping and upgrades) Sold in Dec 2012 for $742K - 30% discount Sold in Nov 2014 for $1,225K - 65% increase from bottom...

2018 Housing Prices, what are the indications?

Went to Board & Brew yesterday and I think that shopping center is great.  I was surprised by the number of restaurants and it really has everything you need.  We were in escrow in TL and WB in 2012 and decided to stick with WB because we could imagine walking with the kids to the shopping...
