Garden Hill and Sage in Portola Springs

Called and found out that there will be mello roos for this community (they couldn't tell me how much yet) and HOA starts from about $260.  So yes, there will be an extra charge of hoa+mr for this motor court community (no views/tightly packed in/no curve appeal).  Sage will start in the...

    Lambert Ranch in Irvine

Finally got a chance to look at the Field (LR) over the weekend.  Pros: Liked the 1) entrance to the community 2) paved main street 3) arches and knobbed corners 4) secondary rooms were a good size 5) nice to have real driveways 6) NO MELLO ROOS :) Cons: 1) pool was small relative to the...

Construction Defect Issues with Brookfield Montecito Homes

I remember talking to a mom at a soccer game re: their new (at the time brand new) Montecito home.  They paid over 800K with upgrades and she said that their house was tilted (kinda like the tower of pisa but not as bad).  She wasn't sure if there was anything she could do to get it fixed...

Which would you choose: Woodbridge or PS?

My parents tell me to go with WdB because of the better location (more South) and the overall feel/look of the neighborhood.  When I bring up the kids and their school, they say that kids will make friends anywhere and that they will be out of the house before we know it... I still look at PS...

    Lambert Ranch in Irvine

Talked to the sales lady over the phone yesterday.  The cheapest plan Field which were offered for around 860K in the last phase will now be over 900K due to demand.

    Why PS over WdB?

Which would you choose: Woodbridge or PS?

Hello: I would like some input between these two very different neighborhoods.  My pros/cons are as follows: Woodbridge: Pros:  - lakes - schools not as competitive and still very good - curve appeal with real driveways - lots more trees and open space - more South so cooler - a little...

Las Ventanas by Taylor Morrison at Portola Springs

They are relocating the PS community park near Portola and the toll road (where they used have homes).  They will have the same amenities but in a different layout.  I believe it is enclave four in the map below.

Las Ventanas by Taylor Morrison at Portola Springs

Yeah, I didn't think it was a big deal bec. the other lady staff member at their office asked me if I wanted to go see one of the vacant homes, that I can with her (but at the time I didn't have enuf time).  Maybe they are being more strict about this now??

Las Ventanas by Taylor Morrison at Portola Springs

Just stopped by the model home office to check out what is left/selling.  I wanted to find out the lots still selling and see an actual lot to feel how a 10 ft backyard feels like from the inside (i.e. how claustrophobic am I going to be if I buy here). Anyways, they had two staff members...

    Great Park Neighborhoods

Just got a flyer in the mail informing me that the Great Park neighborhoods are slated to open (?) in 2013.  I guess this is not new info?  I wonder if they will also go with the no MR thing like Lambert Ranch?  Would this some how cause the opening of OH and CV to be delayed?  Hmmm...

    Lambert Ranch in Irvine

I used to live in an apt complex built above an ancient (?) Indian sacred burial site.  It was one of the nicest places and loved living there.  Very good aura and lots of good things happened there.  In fact I miss living in that area...maybe I should buy in PS to get that good feeling...

Where can i find good sushi in Irvine?

Yes, I strongly agree re: Taiko's.  Their cooked food is horrible.

Where can i find good sushi in Irvine?

Nanasan (means 73) which is by the 73 off of Jamboree/Bristol near Fletcher Jones.  Great omakase (reasonable compared to other places.)  Top quality sushi.

    The new Irvine high school

Re:  Northwood High: I heard a Korean mom say that some of the Korean families who were planning on sending their kids to Northwood High are changing their minds and sending their kids to Woodbridge.  I asked why, and she said that the Northwood High is too competitive and that it is starting...

    Starting daycare...

We had our son here for a few months.  They seem really nice to the kids when we are there but a few incidences kinda turned us off to ICDC.  One is we stepped into the classroom when they had snack time and the teacher had her back to us.  She didn't realize I was there.  A little asian girl...

[IHB] Irvine addresses served by Tustin and Santa Ana schools

Some Santa Ana schools are very good.  Also, they may cover the material more. For example, in Irvine, the teachers tell the parents on back to school night that they don't have time to teach the kids multiplication so parents must do this.  They will just test the kids in class for progress. ...
