If you check the city records, there was a bunch of contaminated soil/area all over Beacon Park.  Of course they did the cleanup before beginning to build homes on top of it. In PS, they only had a small localized patch which was cleaned up and the Irvine Company made sure NOT to build any...

Incidentally, the Geotracker site also provides you with a satellite map with cleanup icons (I am assuming they refer to cleanup of hazardous material).  Beacon Park has a bunch of cleanup icons .  If remediated land is a concern, then this site is a "must check" before considering a home.

It looks to me that they recommended the land (lot B) in the documents for park use only.  I believe that the other area was deemed ok for residential. From one of the documents, it looks like the park site and a small strip around the park were the problem area and that was cleaned up with...

The regulatory documents under the regulatory tab explains that the prohibitions against various uses such as hospital, daycare, and residential is for the "park site."

It looks like they approved for residential use in 2011.

Went to go look at the models again.  Overheard a couple talking about how much cheaper these homes were compared to BP and EW and that the MRs were half that of BP.  Are the MR at BP really that high and is it true that BPs MR could go up every year?

I am sick about the MR there.  About $9000+ for homes we were looking at plus a potential 2% increase is crazy.
