    Looking at the pic and numbers, Cressa at PS looks a lot more desirable.  Cressa has similar floorplan and sqft.  All the Cressa plans have at least a 15' setback although the plan 1 has at least a 17' setback.  Not sure about the numbers for plan 1 but it looks about the same as plan 2 depth...

    Hourly child care in Irvine

    I think the local park daycare (ipac) would work well for you guys.  We pay approx. $450 a month (which is about $28 a day for the entire afternoon) during the school year.  They will do pick up (I think there is an additional charge for this but I am not sure.)

    Personally, I don't believe that 4 is a bad number but in my recent purchase, we avoided homes with an address number containing 4.  Mainly so as not to limit the pool of potential buyers when we are ready to sell.

    These homes are going to have very nice views and low density.  I agree with NYT, I believe that these will be priced higher for the premium location (very close to new HS) and elevation.
