Legado in PS - anyone currently live there? Any other thoughts/opinions?

You could see from the map that the plume is under Woodbridge and is next to CVE.  But this is old news, both Woodbridge and CV are selling at all time high prices.  They are doing the cleanup now and knowing the City of Irvine, doing a great job.

Legado in PS - anyone currently live there? Any other thoughts/opinions?

I think they are both good choices within that price range and home size.  It really depends on what schools you want your kids to go to and the amenities you are looking for.  CVE has the elementary and middle schools very close to the homes.  Irvine HS is pretty good so even if they never...

Palo Alto, Plan 3 at SG

If you are looking at Portola High School, I would recommend Cressa in Portola Springs.  It is walking/biking distance to the high school and the floorplan really flows.  Also, the backyard size of the models are a good indication of the minimum you will get as they used the average size lots...

    Recommendations for movers

Anyone have a recommendation for a moving company?  Looked up yelp, but it is hard to tell which ones are good.

    NWP or OH

I definitely think that OH is the better buy.  The topography, the grand entrance with the wide roads/big signs, the newer floor plans, great schools, proximity to shopping and just the fact that it is so pretty up there would make OH the clear winner :)

    114 sabiosa pavilion park

The dreaded 114 address number held up their sale.  Maybe it would have sold faster and for a better price if it was 118? :)

Cressa at Portola Springs - The New Home Company

Yes, thanks, but they already know that WB is currently zoned for Portola HS.  They have kids going there right now and are taking the school bus.  (PHS is providing free bus transportation for just this year due to the construction near the sidewalks by the future GP neighborhood by Modjeska). ...

Cressa at Portola Springs - The New Home Company

The feng shui consultant liked all the plans at Cressa.  She said that it flowed really well and felt airy.  She also liked the layout of the plans.  Didn't have any negatives to say. :)

Cressa at Portola Springs - The New Home Company

We toured Cressa with our feng shui consultant.  She said these had the best floor plans :)  Three of our neighbors are already moving there from WB for the new High School.

    2 million dollar budget

I agree that with $2mil, Laguna Beach would be a great place to live with pretty good schools.  Otherwise, in Irvine, buy a home close to the best high schools to retain the value of your new home.  That would be Turtle Ridge/Turtle Rock (Uni HS), Orchard Hills (Northwood HS) and...

    Legado vs trellis court

I liked both Trellis and Legado: Amenities:  I liked the Trellis' close proximity to WTC and future GP shopping.  Legado is slated to have a shopping across the street but that is a future project (probably next year when they start the new GP neighborhood there). Floorplan:  I liked both...

How do you guys feel about sending your kids to an Asian majority public school?

We have lived in Irvine for almost 8 years.  My older son played after school everyday in Elementary/Middle school and the kids he played with were all non Asians.  He did have Asian friends he played with in elementary school but only some times on weekends (never on weekdays - many of his...

Decison - Eastwood - Marin 2x or Piedmont

I would go with Marin.  You will be living there for awhile, (I assume) and you will enjoy a bigger backyard.  That means, a better view from the inside of your home, more privacy with a bigger setback.  Also, a big backyard is becoming more and more of a premium.

    Indigo portola springs phase 5

We have friends that moved there and they are very happy.  He didn't say anything about rap but did say his neighbors were quiet.  If I were you, I would visit the neighborhood at different times of the day on a weekday and weekend to see if you hear anything.  Also, you should go there and see...

    Woodbury Town Center

No, I didn't do anything.  I was too busy trying to scoop up my jaw off the ground. I like "Someguy"'s suggestion though:  "signs with a picture of a person squatting out a potty break with a circle+dash printed over it."  If the city made some business card sized no-public potty signs, then I...

    Woodbury Town Center

Hey guys, you know that big tree between the fountain and Niko Niko Sushi at WTC?  Well,...I saw an elder Asian man with a toddler on top of the circular mound surrounding the tree.  He was allowing the boy to pee into the tree (well actually into the plants surrounding the tree).  When he was...

    Summer 2021 - BP $/sqft prediction

I agree.  Once PHS proves itself, the shopping center by Modjeska and Irvine Blvd is built out and they pretty up that general area by PS3, the two new GP neighborhoods, the prices of homes in that area near the new HS is definitely going to go up.  I already heard from a few friends who are...
