Cetara Orchard Hills The Groves Shea Homes

When did I say you could sell a spot?  You seem to be putting words into my mouth.

The Meadows, Lake Forest by Toll Brothers

So TB takes back the lot and builds more homes, no chance for a school?  Is the delay game and politics going on the background, most likely.  And there was someone on the TI complaining that you have no say in what MR and HOA goes to, here's what I was talking about, you get no say at all...

Cetara Orchard Hills The Groves Shea Homes

I've never heard of this, so as you said above.  I know people who have sold within a couple months of buying a new build, job relocation, job loss, family issues or divorce.  I don't think the builder cares what you do with the house after it's sold and the HOA has zero say on if you can or...

They probably take the lot/plan and upgrade based on the new buyer, then resell to new buyer immediately after they buy from builder.  I don't think builders let someone else take their spot.

Boosters should be open to everyone now as long as it's 6 months after your last shot.

    New communities in Portola Springs

Nice...I haven't driven up that way in a while, the last time I went up it was only PS.

    New communities in Portola Springs

I don't disagree, but prices have run up, so chances of higher appreciation compared to the last couple years is not as likely, buildout will be finished in 2022? with price increases each phase + upgrades.  It'll still tick up, but not as quickly.  That's my hope as I'm trying to get my parents...

    New communities in Portola Springs

In the budget village aka least appreciation is what TI thinks of PS. Near the coyotes and fires, don't forget the channel smell if it gets overgrown again (think that got cleaned up either via a TI or Nextdoor thread).  Also is there still only one way in and out of this community, think about...

Great Park & El Toro Base / Areas of Concern

What CalBears96 said, you were talking about a 2% increase, that's MR.  But HOA does what an HOA does, you have some input via votes, but it's a process to get on the HOA board and try and push your own agenda.  How about I ask which HOA let's you choose what's being built.

Great Park & El Toro Base / Areas of Concern

Let me ask it another way, which Irvine and surrounding city's community do you have a say where MR goes?

Great Park & El Toro Base / Areas of Concern

There's an HOA in the majority of the communities in Irvine, some more some less so I don't think that adds much to this discussion, if someone stresses over a difference of $100/month for HOA, they probably shouldn't stretch for the home.  But as moc said, HOA and MR are separate.  And yes, you...

Great Park & El Toro Base / Areas of Concern

I don't think you have a say in where the MR goes in any community, so we can say that about any community.  Pretty sure the builder paid MR in Baker Ranch hasn't gone to build a new school that the residents want.

    Lakers News

I'd rather have Westbrook come off the bench and run with the younger guys.  It's known Lebron can play with AD.  Start AD at the 5 with Lebron, Monk, Bazemore, Ariza/Ellington when healthy and hope one can play decent def and shoot decent from 3.

Agreed, we need to give the team some time.  If after 20 games and we still have these types of lineups on the floor, it's time to get rid of Vogel.

    Tesla Model Y

Preference, Taycan looks better to me than a Tesla and for my personal use, I don't need 400+ miles so that doesn't factor into my decision making.

    Tesla Model Y

I agree with that, but I think a lot of people just look at price vs performance #'s on paper.  Not that a Taycan will handle way better.  Not to say there are no issues with the Taycan, but its a new technology and car for Porsche, vs Tesla has been making EVs for years and they still have...

    God?

So as the population ages, people will be less religious in the US.  I have no problem with that, nor do I have a problem with anyone who chooses to go to church, mosques, temples, whatever it may be. My brother's family goes to church, my family doesn't, and we never push our beliefs on each...
