New Listing - Crescendo Plan 1 home @ Cadence Park (116 Crossover)

Backyard issue got fixed quickly or is cash held back until resolution.  Wife saw something on FB about a backyard issue, wonder if its the buyer or another landscaper screwed up.

    Realistic Childcare Options in Irvine

I'd check Nextdoor/Facebook groups then start interviewing referrals to find the right fit.

    Orchard Hills Neighborhood 4

There were no cancer cases for kids for awhile in QH, but then there was a surge of cases traced back to the type of pesticide they used in the area.  As always its personal risk wherever ppl choose to live.

The Meadows, Lake Forest by Toll Brothers

The MR was paid off by the builders in Baker Ranch IIRC.  Unfortunately can't force them to build a school with that MR money, I'm sure residents have been asking for a school.

    Fresco @ Eastwood Village

There should be no issues drilling into the countertop, have had it done by third parties on 3 different countertops (Tile, Quartz, and Granite) and never had an issue.  I also prefer the dishwasher button under the sink, those buttons eventually collect water and slowly seems down.  As long as...

    Fresco @ Eastwood Village

I want an upright freezer too, but will wait awhile since prices are high and not many deals to be had.  Also make sure they run the water line from the sink area for the fridge since that's where your RO will be at some point, then you get RO water/ice to your fridge too.  Get a bypass filter...

    Fresco @ Eastwood Village

I'm pretty sure most people have a garage fridge and/or freezer.  I have a neighbor who has 2 garage fridges.  Get the nicer looking one for inside and store more in the garage from the costco trips.  ;D

    Irvine vs Surrounding Cities?

Probably hasn't been on TI long enough, Bones used to post more on TI

    Quarter rounds for hardwood floors

I think the guy who came out was Cesar, he was there 30min before he packed up and left, I can't attest to their install since it was never put in, but CS they are awesome.

    Watch Collecting

I follow as a casual observer and I'm kicking myself for not buying more Rolex's in my late 20s/early 30s before kids. My first was a Sea Dweller when it was announced it was going to be discontinued in 2008 for the Deep Sea, but then they brought back the Sea Dweller years later.  I also have...

New Listing - Crescendo Plan 1 home @ Cadence Park (116 Crossover)

It "may" have worked, and I agree the chances may have been low and I'm not saying it would have worked, the regret is maybe we should have pursued and if it didn't work out so be it, there's a bit more to it than TI.

New Listing - Crescendo Plan 1 home @ Cadence Park (116 Crossover)

It may have worked, Martin showed our family the home one night before cleaning/staging.  It was extremely nice, but at 2.8 at that part of GP felt high to Martin and me, but I guess there's market for 3+mm homes outside of Altair in the GP area.  The only comp that Martin used was at 3.06 and...

New Listing - Crescendo Plan 1 home @ Cadence Park (116 Crossover)

I should have bought the home at 2.8mm...pre-listing from Martin when we saw it...how's that for regret.  I should be the one emotional losing out on instant couple hundred k for a flip, or Martin since he thought about buying it too, but at least he gets commish, but he would have made double...

New Listing - Crescendo Plan 1 home @ Cadence Park (116 Crossover)

I feel like those priced out will remove or ignore the property all together afterwards, what are they going to do if they can't afford it, and if they can and want to drop out so be it.  Re-listing at a higher price gives a ballpark figure of where the highest offer is and therefore those...

Anyone have any suggestions for a water softener and reverse osmosis?

I've heard of this too, I have no idea if it's right or not, I've seen arguments for both, but I think of it as the water coming into my house is chloromined up by IRWD, it flows through my softener and carbon filter, and we use the water regularly throughout the house so it's not really sitting...

Anyone have any suggestions for a water softener and reverse osmosis?

Makes sense, I've always said to go pass on conditioners and go carbon, but that's just me.

Anyone have any suggestions for a water softener and reverse osmosis?

Conditioners - from what I know worthless, but supposed to do what a whole house carbon filter does Whole House Carbon Filter - removes chemicals, smells, etc Softener -  calcium and magnesium and exchange them for sodium or potassium I have my softener --> whole house carbon --> House which...

Anyone have any suggestions for a water softener and reverse osmosis?

Why do you need a conditioner and a softener, I've always read conditioners don't do anything, just use a softener, wondering why you have both.

Anyone have any suggestions for a water softener and reverse osmosis?

How much is the upgrade?  I think that would determine it for me.

    Few new listings coming soon...

Got a sneak peak and saw the house with Martin, nice house is an understatement. The privacy is the best part of the backyard for me, but then you get the pergola, bbq, and pool to hang out in and also an area for the kids to run around in, better than most model home backyards. A nice touch IMO...
