School districts if the renters care about IUSD would be a reason to pay the premium. 3/2s are likely families with a kid or 2. Taking Tustin Ranch as an example, their school district is great too, but rentals are the same as Irvine if not more.

Depending on how you feel about the ground where it's build, that is another concern. But there are environmental concerns wherever you live, some less than others and people feel differently about certain things, so at the end of the day pick where you want.

Vaca ribeyes are great! Had Mastros dry aged rib eye recently, at the end of Oct, one of their specials for the night, off menu, but I can say I prefer Vaca's more. I like Vaca's tapas too, but their paella was just OK. We should go...I'll set something up.
