Hard water at kitchen with new build?

I don't feel like a softener wastes too much water, I'm at ~$80/month most of the year with a household of 4 and 7 sprinkler zones going 3 days/week, a little more when my MIL visits for a couple months at a time. My usage goes up in the summer when watering all the plants/lawn outside for...

Hard water at kitchen with new build?

I went with Diamond Pure. If you do use them, throw my name down as a referral, I think I get like $50 or something and would split it with whomever if they still do referrals, they did prior to covid. Just PM me for my name.

Hard water at kitchen with new build?

Cooking with hard water is supposedly better, but its more for watering plants, no need to go outside to grab hard water. I run a water softener, whole house carbon filter, as well as an RO system.

Hard water at kitchen with new build?

The faucet in the kitchen for cold water may be its own line whereas the rest of the house is separated, so hard for cold water kitchen and soft everywhere else is an option. I've never heard about it in Irvine though. Wish I had that option, our whole house is softwater.

    Go To for Food

Sunny Dumpling House is pretty good in Lake Forest, but the XLB didn't have as much soup as other places, maybe just a bad batch the first time I went, I did like their fried dumplings https://www.yelp.com/biz/sunny-dumpling-house-lake-forest-3 Paradise Dynasty for HH is a good price for XLB...

2025 Top Public Colleges & Universities

Same could be said about any college, like colleges in Georgia who would rather take in out of state or international over students in state to have max ROI.

    Housing Analysis

Article states SFRs, assume you'd need less for a townhouse or attached/detached condo. Guess income also doesn't matter for cash buyers which USC is stating is pretty high in Irvine compared to other cities.

    EV/Plug-in/Other vehicles

The R2 coming in 2026, wonder how the price and range will be compared to others as technology gets better over the next couple years. Could be better/cheaper EVs out or maybe not.

    ICE or EV?

The used Taycan market will prob go down another 10-15% by summer/Q3 IMO when the facelift is out, hopefully stay there for another couple years, but majority of the luxury vehicle is going to get hit regardless if its EV or ICE. I hope you get that GTS.

    ICE or EV?

Get a used Taycan, should scratch some of the itch and can be a daily driver...the gen1s are coming down in price a lot, saw someone get a 2023 Neptune Blue GTS Sport Turismo for 90k and was a CPO, think it was close to a 180k sticker. Or just go on Turo and get a fun car for the weekend and...

    ICE or EV?

That first year model the Taycan came out had a lot of problems compared to the years after, the new 2025 Taycan update doesn't help used pricing either with its better range/power. I think those paying 175-200k+ for cars are OK, they are the ones with the deepest pockets and disposable income...

    ICE or EV?

Luxury EVs are tanking, but in general all the luxury 100k+ models get hit with depreciation even ICE, only the hard to get/rare cars go up in price.

    Javier's

It's always crowded at Javiers, would choose another place if you want a quieter, more intimate, dinner. Can try and go to the patio in the afternoon since it should be first come first serve, sit at the patio and get some fried ice cream before dinner.
