    I wish Chase's underwriters are as smart as you guys. This is a refi and not a new home purchase so I cannot go with the builder's lender. I escalated it but dont really expect a reconsideration from Chase for reasons mentioned by Happiness above.

    yes, it has to be from the sub-association but unfortunately they do not have it and according to the lender i will never be able to get a loan if the community does not have it >:(

    Exactly. But this lender just declined my refi because the community does not have the insurance for building coverage. Since this is a detached condo, I was under the impression that each unit is responsible for their own building. They said my home insurance is for walls-in coverage only.

    I do and it is through AAA home insurance. However, the lender is saying that the community/HOA must have building insurance not just common areas.

    The declaration page I received from my HOA covers those too but my lender is insisting that it is missing a "master insurance" that is required. I also have my own hazard/walls-in insurance through Triple A. I'm confused as to what other community/condo/HOA insurance we are missing.

    Yes, I got a copy of the declaration page but my mortgage bank is asking for a master insurance policy and the one provided by my HOA only covers common areas. Apparently there is another insurance I should be able to provide to get my refi application going.

    Track & Field is a spring sport (currently in season) but I'm pretty sure my son did not have to do PE during Fall semester when T&F was not in season. I suggest talking to her counselor to make sure.

    EV charging

    Incorrect. L2 is required for faster charging. Does everyone need fast charging (L2)? No. But if you want faster charging at home, an L2 is required. Most EVs come with standard L1 which is trickle charging.
