    Lol no affiliate payments for me, though given the number of people I've referred to Lenderfi I should start asking for a cut!! I signed my closing docs with them yesterday getting 2.75% with lender credit to cover all costs in Sections A, B, C and E of loan estimate. No need to escrow taxes...

    The jumbo market (>$765k) isn't supporting these rates, but I think the high balance conforming market can get that rate. I'm actually starting to see new posts from people getting 2.375% with some costs/fees, so zero cost 2.5% seems very likely.

    I've already seen reports of 2.5% 30 year with lender credits to just about cover closing costs (Sections D+E on loan estimate). Few hundred out of pocket.

    Sort of happening now. I'm going from 3.5% 30-year down to 2.75% with a lender credit that covers closing costs (Sections A,B,C and E) and nets me a little over $2k which I'll put towards prepaids/escrow. Crazy times indeed!
