I think you would need the inspector more for pre-drywall rather than final walk through (if you have to choose).  The time to inspect pre-dry wall is very short and once the drywall is up, you can never see/inspect again what's inside.  For the final walk through, you generally have a year, so...

I still think a big factor on why it turned out this way for these kids is how they were trained growing up.  If  they get all the  material things they want when they were still kids, if the parents left their kids most of the time to nannies/friends and does not spend regular time and develop...

But you still need to live somewhere, so the profit is not really a profit because your new home cost basis is now higher.. You just made your realtor richer by $50K  .. unless of course you plan to rent or does not live here :)

Since there is no need for manual toll collection, they should make their rates rational to the distance.  There is no sense that Portola Irvine  - Alton exit has the same toll rate as that if you exit the Santa Margarita Parkway exit.

Assuming the same outside temp, Once AC is off, I think it will take a shorter time for the temperature to move from 70 back to 71 compared to 75-76.  I think your AC also has to work harder to move the temperature from 71 to 70, than 76 to 75.

you also need to find an insurance company that is part CEA list of companies (California Earthquake Authority).  The quotes difference I got from those part of and not part of is significant.

We do.. for under $200/yr, its a negligible cost for peace of mind .. I would not want to have to wait for government bailout especially in a major disaster .. that could take forever.
