    I think your scale is right, problem is there is no standardization among paint manufacturers, so one company's eggshell could be another company's velvet.  Just gotta put some on the wall to see how it looks.  And tape stuff up to it I guess.

    Village wars notwithstanding, as homebuyers you should want 5P to do well, it creates competition with TIC, which will hopefully bring better products overall.  TIC has taken the small lot size, no driveway, recycled floorplans to the extreme.  Having more options for homebuyers is always a plus.

    Problem is that if given the option TIC would rather build more houses or apartments on the land.  Woodbury is an example. I think the better education between IUSD and SVUSD is debatable.  Home value is a different story since that is driven by perception, not reality.

    There is an entrance on portola parkway.  The irvine blvd side would get tricky due to the 133 on/off ramp.  Maybe there will be a connection thru PP, but it would probably be faster just to go up to portola then drive through the neighborhood.
