What's my best bet for a home in Irvine under $600k?

Like I said, it's my personal opinion.  You may be right about a price drop.  But hear me out before you write me off. As far as the tax plan, I've actually read through quite a bit of it.  Both the House and Senate versions.  No state income tax deduction is bad for CA residents.  Property tax...

What's my best bet for a home in Irvine under $600k?

Just my personal opinion, but I don't think the tax plan will affect local homes in this price range.  I think local homes under $1MM will suffer little to no impact to their value with the tax plan (which looks like it's going to pass), because the demand at this price point is still so huge. ...

What's my best bet for a home in Irvine under $600k?

https://www.redfin.com/CA/Irvine/63-Plateau-92618/home/143934056 This might fit what you're looking for.  I think it's a Willow plan.  Also I think it's owned by someone who posts on TalkIrvine.

Father and Two sons panhandling at Heritage Plaza

My initial reaction was similar, I was trying to look at it from a sympathetic point of view.  I know there are others like me who are just salarymen and not filthy rich, unable to buy luxurious homes with cash like FCBs, and all it would take is a streak of bad luck for me and I'd be out on the...

Any local restaurants open during Thanksgiving, with a Thanksgiving-themed menu?

Just curious.  We may be in the minority of looking at restaurants to dine at, rather than cooking at home.  I know there are some places in LA that will be open, but I'd rather not drive that far out if I can avoid it.  Thanks in advance for your input!

    Another IUSD School Boundary Change

I agree, I see this as a win for Stonegate.  However, I also think that new schools tend to get more funding, newer facilities, better computers, possibly younger teachers with different radical teaching methods or more zest for what they do (not old farts like me), and I think these can combine...

Not Much New Listings under $1 million for a house?

That might be one of the benefits of having a higher HOA.  That sounds weird, like who would want to pay more for HOA?  But having decent funds in the HOA (and a well run HOA) could help to make sure that at least the front of the house is well maintained and keeps its curb appeal. Take that...

    Where to buy <$700k

4 floors is a lot of stairs, but I guess that's why it's priced where it's at

    Amazon to build second Headquarters

Amazon is a great company, no doubt.  I'm sure wherever they go, the local economy will be given a huge boost.  While the idea of them opening a second HQ in Irvine sounded appealing to me at first, I'm having second thoughts.  Perhaps because I'm not in the IT industry. But look at how things...

Worth Selling Home to avoid Capital Gain Tax?

In this case LT cap gains rate, held the asset over a year.  Also, since its a personal residence, you have no depreciation recapture (unlike with a rental property), so no portion is taxed at ordinary income rate. To me that lowers the incentive for me to lock in my 500k of tax free cap gain. ...

    Where to buy <$700k

Looks like someone snatched this one up, it's pending now.  Slim pickings at $700k.  I need to win the lotto.

    Where to buy <$700k

https://www.redfin.com/CA/Irvine/158-Acuna-92620/home/118567172 Here's a Helena home, without the landscaping.  Just sold for $790k.

    Where to buy <$700k

Completely agree.  Stonegate East's proximity to big roads and the freeway will definitely be a turnoff and will make resale harder in the future. That being said, if the price is right, someone will buy it.  I'm comparing 23 Shellbark to this other unit, so that's why I think the price is...

    Where to buy <$700k

I like your passion.  Everyone is entitled to their own opinion.  I see where you're coming from, and I don't disagree.  Eastwood's location is great, plus you're zoned to Northwood.  But we're talking about $700k.  You can't buy anything remotely close to this home at Eastwood for $700k. New...

    Where to buy <$700k

https://www.redfin.com/CA/Irvine/23-Shellbark-92618/home/39976841 This looks like a nice home for $700k.  It's a 2 bed plus loft, but I'm sure you can easily convert the loft to a bedroom.  Similar 3 br homes in the area have recently sold for around $770k, so I think the price is good on this...

    Porto's Bakery

Big fan of Porto's, hopefully one day they open one in Irvine. If anyone is looking for sweets that aren't too sweet, I highly recommend the blueberry chiffon cake at Paris Baguette.  Very light and fluffy.

    Semi-detached vs Detached??

Here are some more thoughts.  What about those detached homes that don't necessarily have a wall in the backyard to separate you from neighbors?  I always thought this was a little odd.  Meaning, a neighbor's outside stucco structure of their house acts as a wall for your backyard. While the...

PP vs CVE vs PS sales and value

That is pretty crazy.  After you factor in the cost of upgrades/landscaping, these "starter" homes will be $900k/$1M easy.  $1M for a 3br/2.5ba townhome?!?!? Maybe everyone else is just making really good money and I'm falling more and more behind... I'm starting to think PS is a good value...

Trellis Court at Cypress Village East

I wouldn't let those features determine the decision.  Sure it'd be nice if they included it, but these days you can get a ring video doorbell to do the same thing.  You can get a smart home doorlock as well that you can lock and unlock remotely.  Probably $400-$500 for both.

Why are investors looking at all?

I hope one day I have enough money that I can allocate some towards a SFR investment home in Irvine.  Right now I'm just thankful I'm living in the area.  Maybe one day one of my lotto tickets will hit...
