Why do you point out Strada specifically?  The students could be hanging out anywhere within Neighborhood II.  Technically, Corte Bella, Vista Scena, and Entrada are closest to the school.  The loitering could be a "deal breaker and drive down the value" for any of the five communities.

I'd choose Lafayette plan 3.  One thing to note...not that design center credits are common these days, but Richmond American Homes may have some flexibility, whereas Irvine Pacific does not budge at all.

Yes, as of last week, Corte Bella has sold ~70 units, with another ~40 left.  The Plan 3s are currently sold out and the Plan 2s are $900K+. Terrazza seems to be the slowest mover, Vista Scena and Entrata don't seem that much better.  I personally can't justify paying $700K+ for a townhouse...

I think all of Neighborhood II should be IUSD.  The current school boundary is bizarre.  Never heard of the same neighborhood being split into two school districts before.

They apparently sold two homes last week, not quite 40 homes to date. I think Terrazza would have been more attractive if it was a zero lot line design versus shared driveway.  Can't justify paying $1M for a shared driveway.

Heard they held off releasing phase 11 to allow construction to catch up, since the prior phases were pretty close together.  Also, they added upgrades to the unsold units from the prior phases to make them move in ready for buyers that are looking for short escrows.
