I prefer tiles over wood for heavy traffic areas in the house.  Wood is not as cold and a bit softer so would go well in bedrooms.  You can apply grout sealant to help keep the grout clean.  (keep in mind, it still requires regular maintenance)

funny story... several years ago I was playing bball with some friends in Torrance.  They had me guard this elderly guy in his 50s.  The gentleman took the first shot during the game, and instinctively I went up to block his shot.  I was immediately told by a friend not to do that again.  It...

Orange_curtain, Your whole argument is based on your opinion that agents/ toll employees are pretending to be buyer on this forum.  I would appreciate it if you can present evidence to support your view.  Your opinions are no more or less valid than others on TI.  Calling people "naive" because...

Newer Irvine listings with crazy WTF asking prices from equity sellers

Here's a lovely 3103 sq ft home sold recently in Irvine for $10.15 million.  That's $3271/sq ft. Seller must have found a gullible fcb http://goo.gl/8aSBhF I suspect there's an extra '0' in the price somewhere :D

300-500k increase in one phase, that's pretty dramatic!  I am sure future incremental increases will be significantly less but that's good news to those whol purchased in the early phases.  I purchased in phase 1 of the Capri collection .  Does anyone have information on pricing for phase 2?

Zillow advertises some of the HC homes even though they have already been sold. (probably for marketing) You can look at the price history to get a sense of the price adjustments. I don't know how accurate this is but here is an example of the price change for a home in the Capri collection...

I agree with OC Broker.  Compared with homes in the area, HC is probably valued at $600+/sq ft once all the homes are sold.  So I think the value is good being that many of the homes are below $500/sq ft. (Atleast for Capri) Schools, comps and convenience are the reasons why we chose to buy in...

    Lafayettein Stonegate by Richmond??

Stopped by the models today and thought the layout seem pretty decent.  Looks like the sliding wall to wall doors are the norms now.

The side yard setbacks are too short.  But atleast the yards are not back to back like Amelia in Orchard Hills.  The circular volume entrance adds $475,238 to what is otherwise a 2 million dollar home.  And if you are really lucky to get a model with the double spiral staircase, you are...

Capri is pretty nice with the large high ceiling area and court yard.  I like Ojai since it's the only model in the capri collection that as volume ceiling at its entrance.

Tater tot, are you going on the tour for Capri or Marbella?  I was at the Capri tour last week but they said they weren't sure when phase 2 will be available.  I called the Marbella sales office today and they don't have any information on phase 2 either.
