I haven't visited yet but I spoke to one of the salespeople just now.  For the Plan 3 that I actually thought was nice: $479,000 base $342/mo  sub, master HOAs 1.2%        base tax rate $5,600    mello roos All I gotta say is: wow.  That's $1,300 per month in HOA and taxes.  No wonder they had...

Yet another reason that you can't trust things "in the planning/approval stage" to actually get built and utilized as promised.  Sorry, test.  I'll believe the other promised "features" of CS when I see them.

Northern part of Cypress Village for the win?  I just hope they make some new floorplans, I'm very burnt out on the current offerings.  Unless they bring Las Ventanas II there.

Stuck with a few extra assessments? Ick.

Depends on the plan.  I am talking about Plan 1, which is $6400 per year per the sales office. at $670,000 and an assumed 1% property tax , that'd be 1.95%. That's assuming NO other attached assessments/taxes.

The sales office told me the MR for Plan 1 is $6400 per year, so it's about 2% total tax/MR burden.

Christ, I thought only realtards or CAR made fluffy BS predictions like this.  Pent-up demand!  Kool Aid is still flowing-  more anecdotal evidence we haven't hit bottom yet.

Irvine Pacific: Do they offer retro incentives after purchase

Since you didn't mention Mello Roos I imagine this is something old.

unless the 25 acre park is gated and meant only for CS residents, that's still outrageous.

Las Ventanas by Taylor Morrison at Portola Springs

Hahah, "pent-up demand" sounds like such a BS realtor line.  I think Lawrence Yun coined that.  Though in this case I would agree somewhat.  The product itself is superior, but the location of the first phases is terrible.  All other things being equal I wouldn't be surprised if some of the...

Hey Megan, how many homes are left to be sold in this development?  Also, what are the approximate build-out HOA dues..and total Mello Roos?  Thanks in advance.

I'll say this. I dig Plan 3.  It seems space efficient enough.  Though given that the largest plan in the CG duplexes is priced at 599 and the small price disparity between the two devs' plan 1s, I bet it will be close to that 599...and too much.

I saw an ad in today's paper for this dev, and by god they priced them from the MID 400s.  I mean I'm fairly certain the HOA/MR will be comparable to the duplexes over at CG whose plan 1 is 470k.  Seems too close in $/sqft given the inferior location...I mean at most it's a 30-40k difference...

If they halve their prices the whole dev would sell like hotcakes. but then their roi would almost certainly be less than if they had kept the original plan.  Whether they can say "screw you" depends on what the difference between what they get now and in how long, compared to what would have...

    Laguna Altura feng shui

As a consequence, the homes will need to be priced lower per square foot.  It all depends on what you want I guess-  More parks and trails would cost more.  They're lowering their prices anyway, and they'll probably do it more-  but they will probably sink more than if they had kept their...

Then there might be some deflection by Test, stating that "I don't understand MR" because I just focus on the total yearly MR bill instead of something else that matters more, which he didn't explain.
