    Elderberry at PS

Interesting that they wouldn't just call it a Silverleaf extension, kind of like how Brookfield just called it the Legado extension.  Maybe the plans will be somewhat different.

    Amazon to build second Headquarters

I just really can't fathom Amazon picking LA for all the reasons already specified in this thread.  It'd be a real shocker if that's actually the case.

Newer Irvine listings with crazy WTF asking prices from equity sellers

They did do a really nice job with the home.  Looks great.  I do have to say, that's an interesting place to put an  elliptical trainer.. haha.

    Elderberry at PS

I do remember those Catalina homes (I think they were built by TayMo?) struggled mightily when they were on the market.  I'd say the Elderberry homes are a bit better located in that they're further away from the Toll and closer to Irvine Blvd.

    Elderberry at PS

Portola Springs is a pretty large area, so it's probably best to think of the various areas as their own enclaves.  PS5 is definitely "closer" to things than homes on the other side of Portola Parkway (say, for example, PS4), but it's still more remote and discounted accordingly.  For what...

    Elderberry at PS

Well, it means they are having trouble finding buyers at their current prices.  If they have standing inventory and it's built out, probably have to start cutting prices to get some traction.

Homeless Vets (and Women) Facility Adjacent to Altair

Isn?t this even closer to the GP residents (PP, BP) than the previous site was?

    Homeless camps coming to Irvine

If the jail didn't slow down GP sales, I'm guessing the proposed shelter won't either.  This does not appear to be a "tent city."

    MR at Cadence Park

Going to guess he is referring to his current property value.

    MR at Cadence Park

Just the Groves side, not the rest of OH?  Interesting.

    MR at Cadence Park

Ouch.  Considering the 10k cap on SALT, that 2% compounding MR hurts even more now.

    MR at Cadence Park

Is it only the Great Park's MR that increases by 2% annually?  I don't recall the rest of the Irvine communities having this "feature."

Orange County Great Park: Sports park, water park, ice rink, golf course

IHS3000 does seem to post info about the other communities in that area too, though (Taylor Morrison, Richmond American, etc).  Not sure a Lennar rep would be doing that.

    Long term parking at LAX

Generally speaking, if our vacation is 1 week or less, I'll park at Economy Lot C at LAX.  When we go on our international vacations though (1-3 weeks), I'll just use Uber/Lyft.

Great Park District 1 West - Novel Park

Where will that future third K-8 school be located?

    Marin@Eastwood

Well yes, there are no true absolutes with most things.  Obviously rarer entities, such as a single story home like the ones above, will operate differently.

    Marin@Eastwood

I think Marin is pretty much on par with Vivo (in OH) in terms of $/sq ft.  Considering OH3 is being marketed as the elite village.. it's interesting to see that.

I know Beverly is struggling.  If you look at their sales map, they have sold maybe 10 homes in 8-9 months.  I think Morro and Avila are doing better comparatively. Price point is important.  Most of Irvine sub 1mil is basically on fire.  Above that, not so much.
