    While it does feel somewhat bubble-icious, it does seem that strong fundamentals are backing the real estate market.  Lots of cash in the game, high employment rates, no fishy 0% down loans or ?stated income? type loans, etc.

    Legado is probably the lowest priced new construction with a driveway.  There are other older resale options as well too, though, that can be cheaper. Also, I think only a few Juniper lots have driveways.  Most do not.

    I guess so.  I was surprised how quickly Parasol Park sold... seems like it's ultra-high density living, which I imagine most would want to avoid, but maybe people don't mind that anymore?

    The home is very nicely done, but that portion of Jamboree is like a freeway.  Gotta be pretty tolerant to the sound of road noise (and smog??) to live right there.

    No problem  :) A lot of unknowns out there.  The cemetery feels like something that will be kicked around for awhile.  It has been going on for quite some time.

    Yeah, I agree with this.  Considering Laguna Altura resales are around 1.2-1.25mil for the 2000-2200 sq ft homes on a motor court, I have to imagine these homes will be priced starting around 1.3mil.  Considering IPac is building the homes, TIC must be feeling quite good about how these homes...

    Yup, I think some of them were over a 150k premium, too.  I think one of them had a large lot plus view, too. The best views will be the SFH homes that will be built in the future.  I don?t think those lots have an assigned builder yet, though.

    Yeah, I agree with you.  Unless a retail center gets inserted somewhere near there, it?ll still have that remote feel to it. It?ll be interesting to see what is ultimately built in PS5B and C, which will be even more elevated and gated.  I saw somewhere that Irvine Paciifc might be developing...
